Responsibilities:

  • Project Assessment: Analyze project specifications, architectural drawings, and site conditions to thoroughly understand project scope, requirements, and constraints.
  • Expense Estimation: Utilize construction estimating tools and industry knowledge to produce comprehensive and accurate cost estimates, encompassing labor, materials, equipment, and subcontractor costs.
  • Proposal Development: Collaborate closely with project managers, architects, engineers, and subcontractors to create detailed bid proposals that adhere to project specifications and budgetary limits.
  • Supplier and Subcontractor Coordination: Collect quotes from vendors and subcontractors, negotiate pricing and terms, and maintain positive relationships to ensure competitive pricing and quality services.
  • Cost Optimization: Identify opportunities for cost savings and value engineering while maintaining project quality and integrity, providing alternative solutions and recommendations as needed.
  • Expense Monitoring: Track project expenses throughout the construction process, comparing actual costs to estimated figures and identifying discrepancies for proactive financial management.
  • Documentation Management: Organize and maintain accurate project documentation, including bids, contracts, change orders, and correspondence, ensuring accessibility for project stakeholders and compliance with regulations.
  • Effective Communication: Engage with project teams, clients, vendors, and subcontractors to clarify requirements, resolve issues, and facilitate seamless project execution.
  • Industry Awareness: Stay informed about industry trends, construction methodologies, building codes, regulations, and best practices in commercial construction, continuously enhancing expertise and contributing to team knowledge.

Qualifications:

  • Proven experience as a construction cost analyst, preferably with a focus on commercial building projects.
  • Proficient in construction estimating software (e.g., Procore, Bluebeam, PlanSwift) and Microsoft Office Suite.
  • Strong understanding of construction materials, methods, and costs, with the ability to accurately interpret project blueprints and specifications.
  • Excellent mathematical and analytical skills, with a keen attention to detail and accuracy.
  • Strong communication and negotiation abilities, capable of collaborating with various stakeholders and fostering strong relationships.
  • Bachelor's degree in construction management, engineering, or a related field (preferred) or an equivalent combination of education and experience.

Schedule and Compensation:

  • This position is full-time with standard business hours; occasional overtime may be required to meet project deadlines.
  • Compensation will be determined based on experience and qualifications.
