Job Summary

We are seeking a highly skilled and experienced Maintenance Technician to join our team at Metropolitan Holdings. As a Maintenance Technician, you will be responsible for performing various maintenance duties, including but not limited to, HVAC, plumbing, electrical, carpentry, and janitorial tasks. You will work on-site at our commercial property/apartment community and interact with external/internal customers, residents, and vendors on a regular basis.

Key Responsibilities
  • Completes maintenance work and maintenance service requests, to include specific carpentry, plumbing, painting, electrical, HVAC, masonry, and other general maintenance in accordance with Company standards and local city, state, and federal building codes when applicable.
  • Provides on-call maintenance for evenings, weekends, and holidays as scheduled.
  • Updates the status of all work orders.
  • Executes the Make-Ready/Turn process.
  • Schedules and inspects vendor/contractor work performed to ensure quality, completeness, and compliance with company standards.
  • Inspects all rent-ready apartments to ensure all maintenance items are completed and the apartment is ready for move-in.
  • Performs other duties including but not limited to janitorial, grounds, and special projects as assigned.
Requirements
  • 1-5 years of related experience in maintenance and hold a Type II or greater EPA certification.
  • Possesses skills related to painting, carpentry, electrical, HVAC, plumbing, emergency/security systems, and pool maintenance.
  • Effective oral and written communication skills.
  • Provides exceptional customer service.
  • Able to operate hand tools.
  • Knowledge of First Aid and Safety procedures.
  • High School Diploma or equivalent, supplemented by specialized courses or on-the-job in HVAC, plumbing, electrical, and or carpentry.
  • One year property management experience.
Work Environment

The Maintenance Technician works on-site at a commercial property/apartment community and interfaces with external/internal customers, residents, and vendors on a regular basis. The position work schedule (days/hours) varies depending on the property. Hours are usually scheduled within 7 am - 6 pm and may be scheduled to work weekend days (Sat/Sun). Must be available to work over-time as needed and work on-call schedule.

Physical Requirements

The Maintenance Technician required physical condition must be sufficient for the consistent and successful completion of the specific responsibilities defined for this position and for his/her performance to be in complete conformance with all professional standards defined for this position.
