Job Summary

Harbor Management is seeking a skilled Maintenance Specialist to join our team. As a key member of our facilities team, you will be responsible for ensuring the physical condition of our properties is maintained to the highest standards.

Key Responsibilities

  • Prioritize and manage work orders to ensure efficient and thorough completion.
  • Conduct regular inspections of the property to identify and address maintenance issues.
  • Notify management of maintenance problems and recommend solutions.
  • Meet with the on-site manager daily to report on the status of all scheduled work.
  • Maintain a clean and safe workshop or utility room.
  • Develop a thorough knowledge of power, water, and gas turnoffs, cleanout traps, fire extinguishers, and fire hydrants.
  • Assist in all aspects of property maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance.
  • Perform exterior and public lighting maintenance.
  • Clear gutters and downspouts.
  • Repair structural wear and damage to buildings.
  • Care for lawn, plants, shrubs, and flowers.
  • Clean parking areas, sidewalks, alleyways, hallways, and common areas.
  • Prepare vacant apartments.
  • Paint and service appliances, equipment, plumbing, electrical systems, etc.
  • Pick up trash on property.
  • Clean garbage areas.
  • Monitor the property for unusual issues.

Requirements

  • High school education or equivalent.
  • Minimum three years of full-time maintenance experience.
  • Ability to perform any task required.
  • Good safety habits.
  • Working knowledge of electrical, plumbing, and carpentry.
  • Familiarity with HVAC systems and various appliances.
