Job Summary
Harbor Management is seeking a skilled Maintenance Specialist to join our team. As a key member of our facilities team, you will be responsible for ensuring the physical condition of our properties is maintained to the highest standards.
Key Responsibilities
- Prioritize and manage work orders to ensure efficient and thorough completion.
- Conduct regular inspections of the property to identify and address maintenance issues.
- Notify management of maintenance problems and recommend solutions.
- Meet with the on-site manager daily to report on the status of all scheduled work.
- Maintain a clean and safe workshop or utility room.
- Develop a thorough knowledge of power, water, and gas turnoffs, cleanout traps, fire extinguishers, and fire hydrants.
- Assist in all aspects of property maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance.
- Perform exterior and public lighting maintenance.
- Clear gutters and downspouts.
- Repair structural wear and damage to buildings.
- Care for lawn, plants, shrubs, and flowers.
- Clean parking areas, sidewalks, alleyways, hallways, and common areas.
- Prepare vacant apartments.
- Paint and service appliances, equipment, plumbing, electrical systems, etc.
- Pick up trash on property.
- Clean garbage areas.
- Monitor the property for unusual issues.
Requirements
- High school education or equivalent.
- Minimum three years of full-time maintenance experience.
- Ability to perform any task required.
- Good safety habits.
- Working knowledge of electrical, plumbing, and carpentry.
- Familiarity with HVAC systems and various appliances.
