Job Summary

As a Maintenance Technician at Integrated Asset Management, you will be responsible for ensuring all vacated apartments are safely and thoroughly restored to a high standard of quality according to the maintenance supervisor and/or community manager's timetable. You will also be required to perform work orders, as assigned by your leadership team.

Key Responsibilities

1. Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
2. Take charge of the maintenance technician responsibilities of the community, ensuring smooth functioning, and maintaining a high standard of quality in all aspects of property maintenance.
3. Oversee maintenance technician activities and ensure timely resolution of issues to keep the property in excellent condition, providing residents with a comfortable and pleasant living experience.
4. Implement strategies to enhance the overall value of the property, ensuring it remains competitive in the market and offers a desirable living environment for current and prospective residents.
5. Efficiently help lead and coordinate with the onsite team, fostering a positive and collaborative work environment that encourages productivity and personal growth.
6. Collaborate with your onsite team to align operational goals with the broader community objectives, working towards a shared vision of success.
7. Ensure the proper maintenance and care of the property to safeguard its long-term value and protect the interests of property stakeholders.

Requirements

• Proven experience in maintenance skills, showcasing strong teamwork and organizational skills.
• Excellent knowledge of property maintenance practices, local regulations, and market trends.
• Outstanding communication and interpersonal abilities, enabling effective collaboration with team members and residents.
• Ability to adapt to a fast-paced environment and handle multiple responsibilities efficiently.

Physical Demands

The Maintenance Technician will be exposed to the constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying light and heavy loads, climbing stairs and ladders. Maintenance Technicians should have a working knowledge of OSHA and follow any guidelines set forth to protect the health of the maintenance team, the community, its residents, and oneself.

Industry Requirements

• High school diploma or equivalent.
• Must have plumbing experience.
• Basic electrical, appliance, and building/apartment maintenance and repair.
• Basic understanding of electrical, hydraulic, and other systems.
• General knowledge of maintenance processes and methods.
• Working knowledge of tools, common appliances, and devices.
• Basic computer proficiency preferred, not required.
• Industry designations (ARM, CAM, NALP, RPM) strongly preferred, not required.
• AppFolio experience preferred, not required.
