Job Summary

We are seeking a highly skilled Property Manager to join our team at The Pointe at Neptune. As a key member of our property management team, you will be responsible for overseeing the day-to-day operations of our multifamily portfolio, ensuring maximum financial value and exceptional resident satisfaction.

Key Responsibilities
  • Manage site personnel, collections, resident relations, customer service, community maintenance, contracted services, capital improvements, administration, reporting, community safety, and legal compliance.
  • Embody the company's vision, mission, and values, and ensure compliance with all company policies and procedures.
  • Conduct regular site inspections to assess building/property needs and ensure curb appeal.
  • Handle tenant complaints and concerns in a professional and timely manner.
  • Coordinate turns, make-readies, and move-out processes to ensure seamless transitions.
  • Analyze and prepare rent pricing strategies and concession reports to maximize financial performance.
  • Manage expenses through Realpage, utilizing national vendors and preferred local vendors to optimize purchasing power and pricing strategies.
  • Maintain expenses in-line with budget and oversee collection of rent, ancillary income, and bad debt.
  • Provide leadership and guidance to team members, responding to action items and goals identified on monthly property inspections.
  • Collaborate with regional managers to respond to Court/Township needs as directed.
  • Prepare monthly variance reports and annual budgets, participating in strategic planning and vendor relations.
  • Accurately track and forecast recurring capital expenses, assisting project managers in capital project planning, tracking, and forecasting.
  • Assess financial performance and accurately forecast future financial performance, utilizing excellent communication, time management, and customer service skills.
  • Develop and implement effective leadership, mentoring, and coaching strategies to drive team success.
Requirements
  • 3-5+ years of property management experience.
  • Ability to use a personal computer and working knowledge of Microsoft Outlook, Microsoft Word, Excel, and RealPage OneSite.
  • Valid Driver's License required.
