Job Title: Maintenance Supervisor

Job Summary:

We are seeking a highly skilled and experienced Maintenance Supervisor to join our team at Courtyard Manassas Battlefield Park. The successful candidate will be responsible for overseeing the maintenance and repair of all hotel facilities, ensuring a safe and comfortable environment for our guests and staff.

Key Responsibilities:

  • Inspect and monitor buildings, equipment, and grounds to determine maintenance and preventive maintenance requirements.
  • Develop and implement a rooms' maintenance program to ensure the safety and comfort of all staff and guests.
  • Supervise, train, and manage Engineering staff.
  • Prepare and submit cost estimates and repair options, including suggestions for feasibility, logical solutions, and actual needs of a departmental maintenance request.
  • Confer with the appropriate personnel regarding maintenance budgeting, long-range planning, and capital expenditures.
  • Requisition materials, supplies, and equipment.
  • Maintain control over storage and use.
  • Supervise the use of maintenance department space, equipment, and materials.
  • Keep records of work accomplished, operating statistics, R&M costs, utilities, and preventative maintenance.
  • Maintain a secure building as it pertains to lock and key control.
  • Conduct fire safety training and oversee fire emergencies until the fire department arrives.
  • Coordinate and conduct periodic fire drills.
  • Conduct monthly fire and safety inspections with a representative of the Executive Committee.
  • Conduct regular walk-throughs of the hotel to identify any repairs needed.
  • Ensure all staff members are properly trained.
  • Perform activities of workers supervised, when necessary.
  • Ensure all preventive maintenance programs are followed and modified, as necessary.
  • Ensure periodic tests are performed on Fire Alarm/Life Safety System.
  • Ensure the hotel operates as efficiently as possible regarding energy and utilities usage.
  • Maintain guest confidentiality at all times.
  • Assist in handling emergencies to protect guests and associates and preserve the building and its systems.

Requirements:

  • High School Graduate or General Education Degree (GED) or work equivalent.
  • Experience in advanced maintenance skills and aptitude, plus advanced skills in all aspects of running an engineering department.
  • Computer skills required; familiarity with Microsoft Office preferred; experience with hotel systems such as MICROS preferred.
  • Methods, materials, and tools used in general building maintenance, carpentry, plumbing, building, and electrical units, and HVAC.
  • Journeyman skill level in the use of tools and equipment of the maintenance profession.
  • Good understanding of the English language.
  • Good communication skills, both written and verbal.
  • Exert physical effort in lifting/transporting at least 50 pounds.
  • Push/pull carts and other equipment up to 250 pounds.
  • Endure various physical movements throughout the work areas.
  • Satisfactorily communicate with guests, management, and co-workers to their understanding.
  • Must be able to stand and exert well-paced mobility for up to 8 hours in length.
  • Must be willing and able to work a varied schedule, including nights, weekends, and holidays.

Work Environment:

Work environment: Engineering workshop, all areas of the hotel. Working on stepladders. Job involves working under variable temperature conditions and noise levels, in indoor and outdoor settings, and around fumes and/or odor hazards, dust and/or mite hazards, and chemicals.
