Position Summary
The Senior Vice President of Real Estate Investments will oversee the comprehensive deal pipeline of the organization and contribute to the establishment of an acquisitions platform dedicated to direct equity investments across various property types and structures. The firm aims to underwrite 15-20 transactions monthly, with a goal of closing one deal each month. This role will involve close collaboration with the founders and junior team members, with approximately 75% of the responsibilities focused on managing the deal pipeline and 25% on sourcing new investment opportunities.
Key Responsibilities
- Lead a team in evaluating transactions, including supervising analysts and junior staff, coordinating third-party due diligence, and liaising with external legal counsel.
- Source, originate, and structure investments across multiple product types and markets.
- Present investment opportunities to the investment committee.
- Build and maintain relationships with brokers, developers, property owners, and investors.
- Develop and manage complex financial models (DCF, pro formas, budgets, etc.) for existing assets and potential acquisitions or development projects using Microsoft Excel and Argus.
- Conduct market research and analyze data related to market occupancy, rental rates, demographics, competitive positioning, and economic trends.
- Oversee all aspects of due diligence, including writing business plans, analyzing market areas, tenant credit assessments, and reviewing third-party reports.
- Collaborate with general partners, property managers, corporate finance teams, lenders, investment brokers, accountants, tax advisors, and legal experts.
- Prepare various acquisition and strategic analysis reports that reflect current acquisition activities and market trends.
Qualifications
- 6-12 years of experience as a Senior Associate or higher in Private Equity, preferably from a high-volume deal flow firm with a reputable name.
- Experience in real estate funds is essential.
- Development experience is a plus but not mandatory.
- A strong educational background from a distinguished institution, with a preference for an MBA.
- A proven track record in originating, underwriting, and structuring relevant commercial real estate investments.
- Strong networking abilities or established relationships with commercial and investment banks, real estate brokers, property owners, developers, investors, and financial institutions.
- Robust credit, structuring, and underwriting experience in commercial real estate.
- Proficiency in Microsoft Office Suite, particularly Excel and Argus.
