This is a full-time, exempt role. The Area Property Supervisor will manage a collection of real estate investment properties, with a primary focus on manufactured home communities.

Spanish-speaking skills are advantageous.

Position Purpose:

The purpose of this role is to cultivate, enhance, and sustain relationships with tenants and staff, coordinate essential support services to effectively manage the property portfolio, and achieve or surpass the financial and operational objectives of the assigned locations.

Compensation: The salary range is $70,000 to $77,000, plus potential bonuses.

Qualifications/Requirements:

  • Minimum of 2 years in business management and supervisory roles, along with at least 1 year in property management of apartment or manufactured home communities.
  • Valid Real Estate License.
  • Proficient in computer applications (Microsoft Word, Excel, email, and internet).
  • Reliable transportation and a valid state driver's license; this role requires moderate to extensive travel, including some overnight stays.
  • Availability 24/7 with a flexible work schedule.
  • Strong financial and mathematical skills, including budget preparation and financial planning.
  • Excellent verbal and written communication skills.
  • Self-motivated, capable of working independently as well as collaboratively.

Key Responsibilities:

  • Develop and maintain strong working relationships with clients and staff supporting our clients.
  • Provide operational support to all properties within your portfolio and assist other communities as needed.
  • Address employee grievances and resident complaints, ensuring they are resolved effectively with the help of appropriate support staff.

Staff Management:

  • Guide resident managers and company staff, including:
  • Scheduling duties and responsibilities.
  • Delegating tasks as necessary.
  • Training and development.
  • Enforcing company policies and procedures.
  • Conducting annual employee reviews and assessing compensation.
  • Support the implementation of processes and procedures for staff performance, ensuring quality service delivery to residents.
  • Ensure compliance with training and regulatory requirements in a timely manner.
  • Proactively communicate with clients/customers/owners to meet their needs; engage with them regularly, listen to their concerns, and provide support and solutions to ensure complete satisfaction.
  • Oversee assigned sites and personnel seven days a week.
  • Participate in company initiatives or volunteer events.
  • Conduct monthly inspections of all properties in your portfolio.

Administrative Management:

  • Maintain effective communication with support staff.
  • Collaborate with regional and support staff to establish realistic deadlines for required services.
  • Administer site safety and risk management programs in accordance with corporate procedures.
  • Enforce company policies as outlined in handbooks and executive communications.

Financial Management:

  • Prepare and manage the annual budget, ensuring financial targets are met, including gross profitability.
  • Recommend rental rates based on market analysis.
  • Review and approve accounts payable.
  • Ensure timely collection of rents.
  • Maintain low delinquency rates across all properties.

Additional Duties:

  • Ensure knowledge and compliance with company policies and procedures.
  • Adhere to health and safety protocols.
  • Comply with all municipal, state, and federal regulations as outlined by company policy.
