Key Responsibilities:

  • Property Upkeep: Execute all maintenance and repair tasks, both significant and routine, for apartments, supportive buildings, communal areas, walkways, irrigation systems, and grounds.
  • Service Requests: Address all service requests efficiently, typically within one business day, unless extraordinary circumstances arise.
  • Turnkey Operations: Prepare vacant apartments for incoming residents, which includes debris removal, repairs, painting, lock & key rotation, and inspections.
  • Workshop Management: Ensure the maintenance shop is organized and adequately stocked.
  • On-Call Responsibilities: Be available for 24-hour emergency maintenance services, maintaining professionalism at all times.
  • Guidance and Compliance: Provide technical support and ensure adherence to the Fair Housing Act and all company policies.
  • Preventive Maintenance: Conduct semi-annual and quarterly preventive maintenance tasks, including for building exteriors, HVAC systems, recreational equipment, and more.
  • Pool Operations: Oversee the maintenance and functioning of swimming pool equipment.
  • Painting and Repairs: Carry out interior and exterior painting and repairs, including parking lot striping and maintenance of handrails and other external units.
  • Additional Tasks: Perform any other duties as assigned to ensure the smooth operation of the community.

Qualifications:

  • Certification: HVAC or EPA certification is preferred.
  • Experience: Experience in pool operation and maintenance is preferred. A minimum of 3 years of related work experience is preferred.
  • Skills: Strong knowledge of electrical and mechanical aspects of appliance repair, HVAC troubleshooting, and general maintenance skills in electricity, refrigeration, plumbing, carpentry, and irrigation systems.
  • Availability: Must be available for on-call work to support our 24-hour maintenance guarantee.

Physical Requirements:

  • Ability to lift objects weighing up to 75 lbs.
  • Ability to bend, stoop, and twist into confined spaces.
  • Ability to perform overhead repair work for extended periods.
