General Purpose:
Under the supervision of the Property Manager or designated administrative personnel, the Facilities Maintenance Manager is accountable for the overall maintenance and preservation of buildings, grounds, and equipment. This role involves overseeing electrical, plumbing, mechanical, and related systems. Additionally, the manager will assist in training, assessing, motivating, and supervising all maintenance personnel. A key aspect of this position is ensuring exceptional customer service and overall resident satisfaction. The manager will also share emergency on-call duties with other maintenance staff.
Key Responsibilities:
1. Address all service requests promptly.
2. Follow up on service requests to guarantee resident satisfaction.
3. Engage in the execution of a continuous property maintenance and enhancement strategy.
4. Prepare vacant units for new tenants within five working days.
5. Ensure that at least 80% of vacant units are maintained in a ready state at all times.
6. Carry out various maintenance tasks and assist in moving appliances using hand trucks.
Maintain and refresh inventories while ordering supplies as necessary.
Understand the occupational hazards and the corresponding safety measures essential for the safe execution of assigned tasks, ensuring adherence to PPE guidelines.
Qualifications:
1. High School diploma or GED equivalent.
2. HVAC certification is preferred.
3. CPO certification is preferred.
4. A minimum of five years of experience in general maintenance or related responsibilities, including the ability to identify electrical, plumbing, and mechanical issues or equipment failures.
Must successfully pass drug and background screenings.
Availability for rotating emergency on-call duties is required, along with reliable transportation.
