- Manage the asset to meet the Client's expressed operational and financial goals
- Supervise all on-site staff, including Assistant Community Director, Resident Services Coordinator(s), Compliance Specialist(s), Leasing Manager, Leasing Consultant(s), Maintenance Supervisor(s), Maintenance Technician(s), Make-Ready or Rehab Technician(s), Groundskeeper(s), Painter(s), and Housekeeper(s)
- Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community
- Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests while representing FPI Management, Inc.
- Develop and manage the site team members, including participating in the hiring, training, and evaluation of employees
- Maintain occupancy levels as established by owner/budget expectations
- Oversee and exhibit professional leasing techniques
- Ensure completion of the monthly Market Surveys and analysis
- Develop and implement advertising and marketing strategies for the apartment community as needed
- Manage the maximum revenue potential of the property through the management of lease expirations and timely turnover
- Manage monthly rent collections and delinquency, including timely deposit and security of funds according to FPI policies
- Participating in the development of and managing to the approved operating budget
- Accurately processing vendor invoices and managing accounting month end
- Comply with periodic financial reporting requirements, including petty cash, mileage reimbursement, and variance reporting
- Maintain appropriate resident files, including forms, leases, and documents in accordance with FPI Standard Operating Procedures
- Responsible for the daily integrity and confidentiality of resident files
- Ensure that documents and reporting systems are maintained, updated, and organized
- Meet all periodic reporting requirements, including Month End, Weekly Reports, Collection/Eviction Files, etc.
- Assist in budget preparation and delivery
- Ensure compliance of Risk Management items through the following of the FPI Standard Operating Procedures
- Timely reporting of any/all injuries, illnesses, property damage through the proper reporting channels and forms
- React calmly and professionally in emergency, emotional, and/or stressful situations
- Maintain current permit, licensing, and inspection requirements
- Maintain compliance with OSHA requirements
- Assist residents with reporting of maintenance needs
- Document facility and maintenance needs and ensure timely completion
- Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor
- Follow up on maintenance requests to promote resident communication and satisfaction
- Consistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures
- Comply with all Fair Housing Laws and FPI policies and procedures
- Promote a professional image by adhering to FPI Management's Dress Code Policy
- Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management, Inc.
- Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.)
