Your Role
The Community Manager serves as the driving force behind the community. This role involves managing and coordinating personnel, activities, and resources to create a cohesive environment for residents, prospective residents, visitors, and team members. The Community Manager is attuned to the dynamic nature of the community and is ready to assist whenever needed.
Key Responsibilities
- Recruit, train, and oversee all team members through a supportive mentoring approach.
- Demonstrate ownership and lead by example.
- Encourage team members to embrace new challenges and present innovative ideas.
- Provide thorough feedback to all team members, documenting and facilitating disciplinary actions as necessary.
- Conduct ongoing training sessions with team members.
- Prepare and manage the community budget.
- Compile weekly and monthly performance reports.
- Ensure timely collection and posting of rent, with immediate bank deposits reported to the home office.
- Maintain clear communication with vendors and contractors regarding scheduling, billing, vendor relations, and insurance certificates.
- Promptly submit invoices for payment.
- Recommend rental rate adjustments to the Regional Manager.
- Report any liability and community incidents to the home office.
- Oversee and approve lease documentation.
- Ensure the office and model apartments are opened on schedule and maintained in excellent condition.
- Deliver exceptional customer service to residents and prospective residents.
- Take pride in the community; regularly inspect and address concerns, ensuring cleanliness and reporting maintenance needs.
- Maintain an organized workspace, even during peak times.
- Handle incoming phone calls appropriately.
- Build rapport with residents and prospective residents.
- Regularly walk and inspect the community, paying special attention to vacant units.
- Prioritize safety and ensure that any hazardous conditions are addressed promptly.
- Be willing to work a flexible schedule, including weekends.
- Collaborate closely with the Maintenance Supervisor to monitor and schedule maintenance activities.
- Update online advertising as necessary.
- Stay informed about the market by monitoring competition and the surrounding area.
- Communicate effectively with residents, prospective residents, visitors, vendors, and team members while maintaining a positive and professional demeanor.
- Perform additional duties as assigned by district or regional management.
Qualifications
- High School diploma or equivalent; a bachelor's degree is preferred.
- A minimum of three years of experience in property management, with at least one year in a Community Manager role.
- Proven background in supervision with a successful track record.
- Excellent verbal and written communication skills.
- Proficiency in Microsoft Office Suite (Word, Excel).
- Able to multitask and meet deadlines effectively.
- Willingness to work a flexible schedule, including weekends.
- Familiarity with Yardi or similar industry software is preferred.
- Maintain a sharp, professional appearance.
- Ability to walk the property, including climbing stairs.
- Capable of bending, stooping, squatting, kneeling, climbing stairs, pushing, pulling, reaching, carrying supplies, and standing for extended periods.
