Regional Property Manager

WinnCompanies is seeking a seasoned Regional Property Manager to oversee the daily operations of multiple properties across the TN, NC, and GA region. As a key member of our team, you will be responsible for ensuring the financial performance and regulatory compliance of our assets.
Key Responsibilities:- Develop and implement annual budgets for approval by senior management, monitor property budget performance, and prepare/review monthly variance reports and reforecasts.
- Approve or disapprove all expenses exceeding the Property Manager's authority level, collaborate with senior management to establish rent levels, and ensure timely collection and deposit of rents and fees.
- Monitor recertification processes, assist in vendor contract negotiations, and track property tax reassessments and tax bill issuance.
- Work with Superintendents and Regional Maintenance Coordinators to implement maintenance programs and controls, ensuring expenses are kept within budget.
- Meet with clients quarterly to review property performance and client satisfaction, respond to inquiries/concerns within 24 hours.
- Ensure building and grounds are well-maintained, provide for life safety systems, and oversee maintenance policies, plans, and procedures.
- Provide timely financial reporting, maintain detailed records, and implement company policies and procedures.
- Maintain budgeted occupancy goals, follow marketing policies and reporting requirements, and implement site resident retention programs.
- Review rental application processes, adhere to property and agency standards, and supervise leasing and renewal programs.
- Recruit, hire, train, and develop personnel to meet regional staffing requirements, maintain personnel records, and promote staff efficiency through ongoing trainings and leadership.
- Collaborate with senior staff on salary adjustments and promotion of personnel, comply with Affirmative Fair Housing regulations and Equal Opportunity/Affirmative Action policies.
- Create and maintain active resident relations programs, promoting positive interactions with residents and working closely with resident groups to establish ongoing programs.
- Assess property security needs, implement security programs and/or contracts, and make recommendations to senior staff.
- High school diploma or GED equivalent.
- 5-8 years of direct experience managing multiple sites.
- 5 years of strong experience in LIHTC and PBS8 program compliance.
- 5 years of supervisory experience.
- Ability to travel up to 75% of the time.
- A current driver's license in good standing and ability to meet driving records standards.
- Knowledge of property management and landlord and tenant laws.
- Strong managerial skills, advanced proficiency with Microsoft Office applications, and ability to prepare budgets and reprojections.
- Ability to independently manage multiple projects and priorities simultaneously, excellent customer service skills, and ability to work with and manage a diverse group of people and personalities.
- Outstanding verbal and communication skills, superb attention to detail, and NAHP – CPL, SHCM, CAM (MA - C3P) certifications.
- Bachelor's degree.
- Experience with Yardi or RealPage property management software.
