They are responsible for executing building repairs, evaluating potential projects, drafting proposals as necessary, and negotiating remodeling and repair contracts with subcontractors to achieve profitable outcomes. This diverse role emphasizes fulfilling and surpassing customer expectations by adhering to financial projections, scheduling commitments, and ensuring projects are completed with quality, profitability, and safety in mind.

Key Responsibilities:

Project Management (20%):

  • Assist Senior Project Managers, Sales, or Business Development team members in assessing potential projects and defining the scope of work, materials, subcontractors, and equipment necessary for accurate proposals.
  • Evaluate subcontractor and supplier bids and proposals.
  • Support the preparation of estimates and project budgets for client review.
  • Assist in determining labor requirements and developing weekly schedules for field staff.
  • Coordinate and communicate with management, sales staff, clients, field personnel, and subcontractors to ensure successful project completion.
  • Ensure timely delivery of project materials and resources to job sites while ensuring subcontractor compliance with company standards.
  • Maintain project schedules and budgets to guarantee timely and cost-effective job completion, while also meeting customer scheduling needs.
  • Review job costs weekly and authorize subcontractor/vendor billings.
  • Conduct weekly meetings with Services Management to promptly identify and address potential issues related to projects.
  • Collaborate with subcontractors and clients regarding project modifications and their impact on overall project costs, ensuring all parties understand and accept potential change orders.
  • Oversee project completion and approve final invoices sent to clients.

Self-Performed Work (80%):

Field service work may include, but is not limited to:

  • Metal and wood stud framing and layout.
  • Drywall installation, wall sheathing, backing, blocking, and other rough carpentry tasks.
  • Installation of doors and hardware, including metal and wood doors, exit devices, and closers.
  • FRP installation and installation of bath accessories and partitions.
  • Finish carpentry, including cabinetry installation, trim work, and finishing touches.
  • Selective demolition, including the removal of walls, flooring, ceilings, doors, and finishes.
  • Occasional erection or repair of pre-engineered steel buildings, which may involve structural steel setting, metal wall and roof panel installation, insulation, and miscellaneous repairs.

Qualifications:

  • A minimum of five (5) years of proven experience in commercial construction.
  • A four (4) year degree in construction management or its equivalent is preferred.
  • Proficient use of construction tools and equipment, including saws, drills, levels, transits, and hand tools.
  • Preferred certifications for equipment operation (scissor lift, forklifts, boom lifts, skid steer, etc.).
  • Proficient in Microsoft Office; familiarity with basic office software.
  • Experience with Timberline/Sage 300 Estimating and QuickBooks is a plus.
  • Demonstrated ability to perform multiple tasks in a fast-paced construction services environment with precision and attention to detail.
  • Ability to collaborate closely with team members, subcontractors, and clients in a professional manner.
  • Capability to work independently as well as part of a team.
  • Proven leadership skills to guide and direct others.
