Job Summary

The Lead Maintenance Technician plays a crucial role in ensuring the smooth operation of our residential properties. This position is responsible for overseeing maintenance personnel, supervising unit turnover, repairs, renovations, and on-call emergencies. The ideal candidate will possess excellent leadership skills, a strong understanding of health and safety procedures, and the ability to work effectively in a fast-paced environment.

Key Responsibilities:

  • Maintenance Oversight: Ensure that all maintenance requests are completed within 24 hours, if possible. Develop and implement effective maintenance schedules to minimize downtime and maximize resident satisfaction.
  • Unit Turnover: Inspect vacant apartments to ensure they are ready for occupancy. Collaborate with the community manager to maintain accurate records of completed units.
  • Emergency Response: Respond promptly to resident emergencies, such as fires or floods, and follow established safety protocols.
  • Property Inspections: Conduct regular property inspections to identify areas for improvement and implement preventative maintenance measures.
  • Staff Supervision: Train, guide, and supervise maintenance staff to ensure they meet performance expectations.

Requirements:

  • Education: A minimum of two years of experience in a related supervisory position.
  • Certifications: Hold current certifications in HVAC and pool maintenance.
  • Skills: Computer literate, ability to work in an open work area with moderate noise levels, and willingness to travel to other TAM Residential communities (with own transportation).
