JOB SUMMARY

This role requires extensive knowledge in property maintenance. The individual will oversee the upkeep of multiple facilities, grounds, and physical infrastructure, with a strong focus on safety, security, and asset management. Responsibilities include budget management, capital project oversight, preventative maintenance, and energy efficiency initiatives. The position is tasked with formulating and executing strategies that deliver exceptional products and services, ensuring guest and employee satisfaction while optimizing financial outcomes. The role also entails maintaining compliance with standards and regulations, as well as leading the emergency response team for facility-related incidents.

CANDIDATE PROFILE

Education and Experience


• High school diploma or GED; 6 years of experience in engineering and maintenance or a related field; technical training in HVAC-R/Electrical/Plumbing.

OR


• 2-year degree from an accredited institution in Building and Construction, Engineering, Mechanics, or a related discipline; 4 years of experience in engineering and maintenance or a related field; technical training in HVAC-R/Electrical/Plumbing.

CORE WORK ACTIVITIES

Managing Engineering Operations and Budgets


• Collaborates with property and regional engineering leadership to assess Engineering performance against budget and identify areas of concern.


• Oversees the physical plant, including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems, adhering to Standard Operating Procedures.


• Manages service contracts to meet property requirements.


• Ensures the fire crew is fully trained on all procedures, equipment, and alarms.


• Guides and supports the engineering leadership team in managing controllable expenses (e.g., wages, utilities, supplies, etc.).


• Controls energy consumption effectively.


• Develops an engineering operational strategy aligned with the property/brand's business objectives.


• Creates and manages Engineering budgets.


• Ensures departmental goals are integrated into the operational plans for each facility.


• Oversees the execution of long-term preventative maintenance and asset protection plans.


• Reviews financial reports to evaluate Engineering performance against budget.


• Proactively addresses potential concerns and proposes solutions to stakeholders.


• Communicates departmental goals clearly to achieve desired outcomes.


• Supervises construction projects to ensure timely and budget-compliant completion.

Maintaining Engineering Standards


• Ensures adherence to state, local, and federal regulations.


• Maintains life safety systems (e.g., fire fighting equipment, sprinkler systems, and alarm systems).


• Ensures all building and equipment licenses, permits, and certifications are current.


• Administers property policies consistently and fairly.

Managing Profitability


• Oversees operational areas to ensure budget compliance by reviewing financial statements and payroll reports.


• Monitors and manages payroll functions.


• Controls departmental expenses to meet or exceed budgetary goals.


• Participates in setting capital expenditure goals and manages projects as necessary.


• Engages in the budgeting process for assigned responsibilities.


• Prepares financial critiques for each facility.


• Understands the impact of departmental operations on overall financial goals and educates staff accordingly.


• Reviews and manages controllable expenses such as utilities and supplies.

Conducting Human Resources Activities


• Ensures fair treatment of employees.


• Completes disciplinary procedures in accordance with Standard and Local Operating Procedures.


• Utilizes employee feedback to address concerns promptly.


• Recognizes team members' contributions publicly.


• Resolves guest issues effectively.


• Communicates regularly with the engineering team to discuss daily operations and business objectives.
