About the Role

Gallery Residential is seeking a highly motivated Property Sales Manager to join our team. As a key member of our sales department, you will be responsible for driving sales and occupancy goals at one of our properties.

Job Summary:

The Property Sales Manager will play a crucial role in promoting the property's unique features and amenities to potential residents. This includes developing and executing offsite marketing activities, utilizing internet marketing tools, and maintaining strong relationships with current and prospective residents.

Duties and Responsibilities:

  • Develop and implement short- and long-term marketing plans to sustain occupancy and drive sales results.
  • Design and execute offsite marketing activities to create and drive traffic to the property, including implementing resident referral programs, using internet marketing tools, and following other property-specific marketing plans.
  • Inspect apartments prior to resident move-in and ensure apartments are in move-in ready condition and schedule any outstanding items to be addressed with the maintenance team.
  • Use on-site property management software applications to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information about existing and future residents.
  • Ensure that the property and show units meet the company's standards for show quality by inspecting the marketing corridor and leasing tour daily, communicating maintenance needs to the property's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
  • Foster strong relationships with current and prospective residents through follow-up communication, resolving issues promptly, and providing exceptional customer service.
  • Meet or exceed monthly and quarterly sales targets while maintaining high levels of customer satisfaction.
  • Collaborate with cross-functional teams to achieve business objectives and support the company's mission.
  • Perform other duties as assigned by management to contribute to the success of the property and the company.

Requirements:

  • Bachelor's degree in Marketing, Business Administration, or a related field.
  • A minimum of 2 years of experience in sales, marketing, or a related field, preferably in the residential real estate industry.
  • Excellent communication, interpersonal, and problem-solving skills.
  • Ability to work independently and as part of a team.
  • Proficiency in Microsoft Office and property management software applications.
  • Availability to work flexible hours, including weekends and holidays, as needed.
