The Aspenwood Company is seeking a highly skilled and experienced Maintenance Director to join our team at our Village on the Park Stonebridge Ranch location, a senior living community. As a key member of our management team, the successful candidate will be responsible for overseeing the daily facilities operations and providing supervision to our maintenance staff and housekeeping team.

Key Responsibilities:

  • Manage daily facilities operations, including maintenance, repairs, and renovations.
  • Supervise and train maintenance staff, including maintenance technicians, painters, floor care specialists, and porters/janitors.
  • Coordinate and manage equipment replacement and facility improvement projects.
  • Establish, maintain, and monitor test and inspection activities for utility and equipment management programs.
  • Ensure compliance with all building codes and safety codes, including AHCA, TJC, NFPA, ADA, OSHA, county, and city codes.
  • Develop and implement staff training programs on equipment, systems, principles of operation, and safety.
  • Assure all preventive maintenance is performed timely, either personally, through subordinates, or outside contractors.
  • Responsible for 24-hour emergency maintenance service as needed.
  • Coordinate and manage the work of outside contractors.
  • Direct staff to complete make-ready of vacant resident rooms and perform work to complete make-ready as needed.
  • Assure compliance with all building codes and safety codes.
  • Identify needs for external contractors, obtain quotes, and advise the Executive Director.
  • Responsible for community safety programs, safety committee, and training, including OSHA, risk assessment, disaster planning, and fire drills.
  • Member of the community's emergency response team.
  • Responsible for coordinating multiple tasks with completing priorities and deadlines.
  • Identify and evaluate problems and possible causes to determine root causes and impacts.
  • Makes decisions authoritatively and wisely, after contemplating various available courses of action.
  • Responsible for the procuring and safe keeping of the building, equipment, and supplies.

Requirements:

  • High school degree/GED.
  • Five plus years as a maintenance technician, prior supervision of support staff highly desired.
  • HVAC certified.
