The Facilities Maintenance Specialist, also referred to as Service Technician, plays a crucial role in addressing maintenance requests as directed by the Maintenance Manager or property personnel, as well as requests from residents or service providers. This position ensures that the property’s physical condition aligns with the established standards of the company and complies with relevant regulations.
Key Responsibilities:
- Organizes, oversees, and executes preventative maintenance and apartment turnovers.
- Identifies issues and conducts repairs in HVAC, electrical systems, plumbing, pool maintenance, carpentry, drywall, structural exteriors, and appliances.
- Responds to work order requests in a timely and professional manner.
- Ensures residential units are prepared efficiently and verifies the quality of completed work.
- Delivers exceptional customer service to current and prospective residents, enhancing their living experience.
- Utilizes Siteplan for scheduling and executing emergency maintenance tasks as necessary.
- Conducts inspections of buildings and grounds to ensure safety and cleanliness, reporting necessary repairs.
- Assists the supervisor in coordinating with vendors and contractors.
- Facilitates the procurement of maintenance supplies while adhering to budget constraints.
- Prepares and submits property invoices in accordance with established protocols.
- Maintains communication with the supervisor regarding the overall maintenance operations of the property.
- Participates in training programs provided by the company, covering topics such as fair housing, safety, and non-discrimination.
- Adheres to all company policies, health and safety regulations, and applicable laws.
- Maintains high productivity through reliable attendance and promptly reports any attendance issues.
- Performs additional duties as assigned.
Qualifications:
To excel in this role, candidates must meet the following qualifications:
- Possession of one or more of the following certifications may be required:
- EPA Certification, Type I and II
- HVAC Certification
- CPO Certification (pool)
- Other licenses and/or certifications as mandated by state law
Preferred Skills:
- A high school diploma or equivalent is required (college coursework is preferred).
- At least one year of experience in electrical work, painting, drywall, and plumbing.
- Availability for on-call duties during nights and weekends.
Work Schedule: Typically, Monday to Friday from 9 AM to 6 PM, with potential for extended hours or weekend work as needed.
Physical Requirements: The physical demands of this position include the ability to frequently sit, stand, walk, reach, and lift up to 100 lbs. Reasonable accommodations may be made for individuals with disabilities.
While performing the duties of this job, the employee may be exposed to moving mechanical parts, outdoor weather conditions, fumes, and other potentially hazardous materials. The noise level in the work environment is generally moderate.
