**About the Job**

We are seeking a highly skilled Maintenance Director to join our team at Oaks Senior Living. The successful candidate will be responsible for coordinating residence maintenance services, ensuring that the residence and grounds are in good repair, and providing a safe and attractive environment for residents.

This is a full-time position that requires strong leadership skills, excellent communication abilities, and a commitment to delivering high-quality service to our residents.

**Responsibilities**
  • Coordinating residence maintenance services, including building and grounds maintenance, preventative maintenance, and responding to resident requests for repairs or maintenance concerns.
  • Assisting with resident move-ins and move-outs, preparing vacant rooms/apartments for new residents, and assisting with setup and cleanup for special events.
  • Maintaining grounds, coordinating lawn service, snow removal service, and other outdoor grounds services as needed.
  • Testing fire protection systems as required by code and scheduling regular inspections, testing resident security systems on a regularly scheduled basis, maintaining the HVAC system, ensuring a comfortable temperature in the residence, and ensuring an effective lighting system in the residence.
  • Ordering maintenance supplies from approved vendors on a regular basis, maintaining up-to-date inventory of supplies, working to develop and maintain a maintenance budget, ordering repairs from residence-approved vendors as needed, maintaining and organizing supply areas, and maintaining neat and organized storage areas.
  • Educating team members on the basic procedure for turning on and off utility system valves, participating in the training of employees on responding to emergency situations, and being responsible for all Disaster Plan training, drills, execution, and documentation.
**Requirements**
  • A minimum of one-year experience as a Maintenance Director in a long-term care setting preferred.
  • Possess an understanding of HVAC, plumbing, electrical, and mechanical systems.
  • Ability to read, write, and speak English.
  • Must be 21 years of age, have a satisfactory criminal history check, and have a physical exam by a licensed physician and a negative drug screen.

The estimated salary for this position is $60,000 - $80,000 per year, depending on experience.
