Job Summary

We are seeking a highly skilled and experienced Maintenance Manager to join our team at GK Management Co., Inc. The successful candidate will be responsible for overseeing the maintenance and repair of our properties, ensuring that they are well-maintained and meet the highest standards of quality.

Key Responsibilities
  • Supervise and Coordinate Maintenance Staff: Direct and supervise the daily activities of the property's maintenance team, ensuring that all work is completed to the highest standards.
  • Manage Maintenance Operations: Prioritize work assignments, evaluate job performance, and ensure that all maintenance operations are carried out in accordance with company policies and procedures.
  • Coordinate Move-Ins and Repairs: Collaborate with the Community Manager to coordinate the move-in schedule and ensure the timely and effective completion of all repairs in preparation for new residents.
  • Perform Maintenance Repairs: Perform, schedule, and supervise maintenance repairs throughout the property, including common area amenities, resident-occupied units, and vacant units in preparation for new resident move-ins.
  • Manage Vendors and Supplies: Work with vendors to coordinate repairs, ensure quality work is completed, and manage the supply inventory of equipment, tools, and supplies for the property.
  • Communicate with Community Manager: Communicate with the Community Manager regarding the status of work and any potential issues, reporting anything that may be a potential liability.
  • Manage Budget and Expenses: Budget and maintain an up-to-date supply inventory, ensuring that expenses are in line with the budget.
  • Perform Preventative Maintenance: Schedule, monitor, and conduct preventative maintenance on various equipment, electrical and plumbing systems, HVAC, swimming pool(s), carpentry, drywall, exterior structural, and appliances.
  • Ensure Cleanliness and Safety: Maintain a clean and attractive environment around the leasing office, clubhouse, pool, and all common areas, ensuring that all work areas, maintenance shops, storage areas, and equipment are clean and well-organized.
  • Respond to Resident Complaints: Respond promptly to resident complaints, concerns, and requests, providing a high level of customer service.
Requirements
  • High School Diploma or Equivalent: Required.
  • 2+ Years of Experience in Maintenance or Facilities Management: Required.
  • Ability to Read, Speak, and Write English Proficiently: Required.
  • Intermediate Computer Knowledge: Required.
  • Ability to Perform Professional-Level Maintenance Services: Required.
  • Knowledge of and Ability to Use Simple Tools and Equipment: Required.
  • Ability to Understand Budgets and Maintain Expenses in Line with the Budget: Required.
