Qualifications and Experience:
- Bachelor's degree or a minimum of 4 years of relevant experience in commercial construction; or a suitable combination of education and experience.
- In-depth knowledge of Request for Information (RFI) processes, Submittals, Change Management, and scheduling methodologies.
- Familiarity with change management protocols.
- Proficient in interpreting and understanding architectural drawings, specifications, and vendor documentation.
- Capability to develop and articulate detailed Scope of Works for work packages.
- Comprehensive understanding of established construction practices, procedures, and applicable building regulations.
- Experience with a variety of tools and equipment, along with proficiency in skilled construction and maintenance tasks.
- Advanced knowledge of construction scheduling and budget management.
- Detail-oriented with strong prioritization and multitasking abilities; proactive and focused on meeting deadlines.
- Effective communication skills to interact with clients, vendors, and team members at all organizational levels.
- Ability to comprehend complex instructions, correspondence, and construction documents.
- Skilled in presenting information clearly in both individual and small group settings.
- Strong problem-solving abilities in varied situations with limited standardization.
- Proficient in computer applications, including MS Excel, MS Word, MS Outlook, and document editing software (e.g., BlueBeam, Adobe Acrobat).
- Familiarity with CAD software.
- Experienced in Project Management software (e.g., Prolog) to assist in tracking project documentation such as meeting minutes, submittals, and RFIs.
- Maintain and update construction drawings.
- Utilize and manage the company's project administration software, ensuring compliance with standards.
- Prepare and oversee procurement tracking logs aligned with project timelines.
- Conduct site visits prior to construction to document conditions.
- Organize and maintain electronic and physical project documentation as directed by the project manager.
- Ensure subcontractors receive the latest copies of drawings and specifications.
- Assist in Quality Assurance/Quality Control processes to verify material compliance.
- Participate in essential project meetings, including kick-off and progress reviews.
- Support the project manager in creating a comprehensive project directory.
- Document project activities through written reports and photographs.
- Manage the job closeout process efficiently, ensuring timely completion of all requirements.
- Enforce safety standards in collaboration with the project team.
- Process RFIs and change documents effectively.
- Oversee submittals and maintain organized records throughout the project lifecycle.
- Handle change orders, ensuring accurate documentation and communication.
- Maintain meeting minutes and agendas, ensuring clarity and follow-up.
- Regular attendance and punctuality are essential for this role.
- Assist in monitoring job cost reports and ensuring accurate budget projections.
- Contribute to the development and management of subcontract agreements.
- Conduct inspections and provide safety orientations as required.
- Support project bids and solicitations as needed.
