Job Title: Superintendent (Self Storage)

Job Summary:

Hire10 is seeking a highly skilled Superintendent to oversee the construction of multistory self-storage facilities. The ideal candidate will have extensive experience in commercial construction, specifically with multistory self-storage projects.

Key Responsibilities:

  • Leadership and Collaboration:
  • Provide effective leadership to establish and maintain harmonious on-site partnerships with subcontractors, fostering a culture of teamwork and cooperation.
  • Project Oversight:
  • Oversee the scheduling, production, and procurement of materials, manpower, and equipment from the conception to completion of the project.
  • Documentation Review:
  • Review all subcontractor shop drawings and submittals against design specifications, ensuring alignment with project goals.
  • Scheduling:
  • Prepare and update the construction schedule on a weekly basis based on percentages of completion and project needs.
  • Financial Management:
  • Review and validate subcontractors' monthly draw requests, ensuring compliance with project budgets and financial goals.
  • Communication:
  • Maintain efficient and professional communication with owners, design consultants, and governing authorities through written reports, photographs, and oral updates.
  • Meeting Coordination:
  • Prepare agendas and schedule weekly meetings with subcontractors and suppliers to manage and coordinate work activities effectively.
  • Site Management:
  • Inspect all work in progress to ensure compliance with plans, specifications, and OSHA requirements, coordinating inspections with applicable governing bodies.
  • Risk Assessment:
  • Identify potential risks and proactively develop mitigation strategies, ensuring that all subcontractors meet performance commitments.
  • Documentation:
  • Prepare daily reports, narratives, back-charges, and other project documentation as needed for timely office submission.
  • Safety Compliance:
  • Maintain a safe and clean job site, ensuring adherence to safety regulations and promoting a culture of safety among all team members.

Requirements:

  • Experience:
  • 10+ years of verifiable experience as a Project Superintendent in the commercial construction industry, specifically with multistory self-storage projects.
  • Technical Knowledge:
  • Comprehensive understanding of all phases of construction, including site work, paving, concrete, site utilities, roofing, steel, electrical, HVAC, and finishes.
  • Interpersonal Skills:
  • Ability to work efficiently with a variety of subcontractors, fostering positive relationships and collaboration.
  • Document Interpretation:
  • Proficient in reading and interpreting blueprints, safety rules, and operating procedures.
  • Communication Skills:
  • Excellent writing skills to document project phases and effectively communicate with subcontractors, design teams, clients, and governing bodies.
  • Transportation and Travel:
  • Reliable transportation and a valid driver's license, with the ability to travel to assigned job sites as needed.
  • Leadership Experience:
  • Demonstrated success in operating and leading teams effectively.
  • Certifications:
  • Valid CPR/AED certification.
  • Completion of the OSHA 30-Hour Construction Safety and Health class.
  • Software Proficiency:
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook) and Microsoft Project Scheduling.
  • Language Skills:
  • English fluency is required; bilingual in Spanish is a plus.
