Position Overview

The Facilities Operations Supervisor will report directly to the Property Manager and will be responsible for overseeing all maintenance operations, property aesthetics, and service requests while adhering to budgetary constraints. The primary duties include hands-on maintenance of the property, general repairs, and ensuring the efficient operation of the service request tracking system. This role also involves supervising the maintenance team and fostering excellent resident relations through outstanding customer service. Availability for on-call duties and occasional weekends is required.

Key Responsibilities

  • Ensure positive resident interactions through exceptional service.
  • Engage in the daily management of property operations.
  • Lead and supervise the Maintenance Team.
  • Conduct regular inspections of the grounds and facilities to identify and rectify safety hazards and maintain property standards.
  • Address resident service requests in accordance with company policies while providing superior customer service.
  • Train the maintenance team on standards for property upkeep and service request fulfillment, monitoring performance and responsiveness.
  • Perform unit inspections to assess readiness for new residents and assist with preparation processes.
  • Collaborate with the Property Manager on operational tasks, including vendor management and supply ordering, while adhering to budgetary guidelines.
  • Oversee a preventative maintenance program to prolong the life of community assets.
  • Maintain a well-organized maintenance shop in compliance with safety standards and budgetary limits.
  • Execute hands-on maintenance tasks across various systems including electrical, plumbing, HVAC, and carpentry.
  • Manage service callbacks for assigned requests.
  • Lead and implement in-house projects as directed by the Property Manager.
  • Ensure compliance with all applicable housing laws and regulations.
  • Fulfill after-hours and weekend on-call responsibilities as needed.
Compensation and Benefits

We offer a competitive compensation package that includes a salary based on experience, bonus opportunities, health, dental, and vision insurance, life and disability insurance, a 401k plan, paid time off, paid holidays, and flexible spending accounts.

Hourly Wage: $24.00, plus bonuses (paid quarterly). A rental housing discount is available upon completion of the introductory period.
