POSITION SUMMARY:

This role necessitates advanced expertise in maintenance operations. The Senior Maintenance Supervisor is responsible for overseeing the daily maintenance and janitorial requirements of the facility. This position serves as a leader and a positive role model for the maintenance team. The Senior Maintenance Supervisor executes a diverse range of maintenance tasks, including preventive, emergency, cosmetic, and routine maintenance, as well as conducting regular inspections. The nature of this role emphasizes safe work practices, sustained physical effort, troubleshooting, problem-solving, attention to detail, customer service, and effective time management.

Key Responsibilities

  • Schedule and respond to maintenance requests, ensuring follow-up with residents and management as necessary.
  • Assist in conducting safety training and inspections, ensuring timely repairs of plumbing, electrical, and mechanical systems.
  • Collaborate with management on project updates and inspection requirements, adhering to deadlines.
  • Carry out installations and repairs in compliance with local, state, and national regulations.
  • Inspect the work of other maintenance staff for quality, completion, safety, and compliance with contractual obligations.
  • Conduct inspections, testing, and maintenance of safety equipment and appliances to ensure proper functionality.
  • Must be available for on-call duties and possess reliable transportation.
  • This position includes a two-bedroom unit; residency on-site is required.

Qualifications

  • Proficient in basic mathematics and computer skills, with fluency in English.
  • Familiarity with OSHA regulations regarding worker protection, safety procedures, and occupational hazards in housing.
  • A minimum of 5 years of experience in multi-family apartment maintenance is preferred, or equivalent experience comparable to a certified journeyman level craftsman in one or more building trades, or a vocational-tech graduate with a journeyman rating in one or more trade classifications.
