**Job Summary**

The Facilities Maintenance Supervisor is a key member of the ABM Industries team, responsible for overseeing the maintenance and janitorial duties of the facilities. This role requires a strong focus on customer satisfaction, quality service delivery, and team leadership.

**Key Responsibilities:**

  • Respond to customer requests and maintain positive relationships with all customers and ABM personnel.
  • Hands-on completion of work requests and PMs, ensuring timely and efficient service delivery.
  • Schedule and assign work responsibilities to employees to meet shift requirements, ensuring adequate coverage and resource allocation.
  • Monitor shift performance and services, identifying areas for improvement and implementing corrective actions.
  • Requisition materials, tools, and supplies needed for jobs, ensuring timely delivery and minimizing downtime.
  • Administer preventive maintenance schedules with associated subcontractors, ensuring compliance with regulatory requirements and company standards.
  • Ensure completion of reactive maintenance/repair schedules via self or subcontractor, maintaining a high level of customer satisfaction.
  • Record and evaluate preventive maintenance activities and programs, identifying areas for improvement and implementing changes.
  • Administer CMMS/Work Order Systems, ensuring accurate and timely data entry and reporting.
  • Observe and evaluate corrective maintenance or repair on equipment, identifying areas for improvement and implementing corrective actions.
  • Obtain quotes, create proposals for approval, issue ABM POs, and manage financial responsibilities, ensuring compliance with company policies and procedures.
  • Obtain approvals prior to work execution, ensuring compliance with regulatory requirements and company standards.
  • Track costs and spend with weekly review with Manager and client, ensuring transparency and accountability.
  • Orient and train employees to perform maintenance activities and tasks, ensuring adequate knowledge and skills.
  • Administer and communicate company and customer policies and procedures to employees, ensuring compliance and adherence.
  • Communicate to Manager any information affecting or having the potential to affect customer relations or employee relations.
  • Evaluate employee performance, providing constructive feedback and coaching to improve performance.
  • Ensure safe work practices and work environment, conducting safety training programs and enforcing company policies and procedures.
  • Enforce work rules and expected employee behavior, maintaining a positive and productive work environment.
  • Respond to employee requests and assistance in proper methods, ensuring timely and efficient support.
  • Complete daily, weekly, and monthly logs and reports as directed by Manager, ensuring accurate and timely data entry and reporting.
  • Comply with customer and ABM corporate policies (personnel, accounting, technical service, safety and health, ethical conduct, etc.), communicating to subordinates and ensuring subordinate compliance.
  • Oversee vendor/subcontractor work on site, ensuring proper work is done to the quality and safety expectations of ABM and the client.

**Qualifications:**

  • Experience in manufacturing, production, and warehouse spaces.
  • Seven years of skilled maintenance work.
  • Previous experience supervising.
  • Knowledge of methods, practices, and techniques of maintaining building and facilities.
  • Knowledge of equipment, tools, and materials used in building maintenance.
  • Ability to read and understand blueprints and drawings.
  • Ability to keep detailed records of activities performed.
  • Progressive roles and responsibilities in supervision, management, and support of technical building maintenance and trades personnel.
  • Knowledge of HVAC, electrical, plumbing systems design, operations, maintenance, installation, repairs, and retrofits.
  • Prior supervisory level responsibility for safety program oversight.
