The Preconstruction Manager is responsible for overseeing preconstruction activities for various projects, which encompass design development, cost estimation, feasibility analysis, and client engagement during the pursuit and preconstruction contract phases.

Key Responsibilities:

  • Oversee projects through different stages of preconstruction (budgeting, estimating, bidding, handover, etc.)
  • Facilitate the preconstruction process to enhance customer relationships, internal efficiencies, and company profitability
  • Coordinate efforts across multiple internal teams, as well as external subcontractors and engineering consultants
  • Conduct quantity takeoffs and generate detailed cost estimates.
  • Execute constructability assessments and value engineering initiatives.
  • Manage the bidding process (document management, subcontractor invitations, bid forms, proposals, etc.)
  • Procure and evaluate subcontractor proposals.
  • Develop instructions for bidders and related bid documentation with support from field personnel.
  • Create preconstruction deliverables including pricing, construction timelines, site logistics, etc.
  • Present preconstruction deliverables to clients, architects, and other stakeholders
  • Organize meetings with clients, architects/engineers, and subcontractors.

Qualifications:

  • Bachelor's degree in Construction Management or equivalent experience in construction management.
  • Over 10 years of experience in preconstruction roles.
  • Proficient in reading architectural plans and developing cost estimates.
  • Excellent planning, organizational, and communication/writing skills.
  • Comprehensive understanding of the project lifecycle: pursuits/proposals, contracting, preconstruction, construction operations & management, warranty, etc.
  • Ability to manage multiple tasks and adhere to strict deadlines.
