Role Summary:
We are in search of a skilled and proactive Maintenance Superintendent to take charge of all maintenance operations for a 159-unit affordable housing community. This role is pivotal in ensuring the upkeep and smooth functioning of the property.
Key Responsibilities:
- Enhancing resident satisfaction by fostering a welcoming community atmosphere.
- Exemplifying the core values of Barkan through leadership and conduct.
- Building and nurturing strong relationships with residents, staff, and service providers.
- Managing contracts and services essential for property operations, ensuring compliance with all standards.
- Coordinating timely responses to service requests to maintain high satisfaction levels.
- Overseeing unit turnover processes and ensuring readiness for new occupants.
- Conducting regular cycle painting for both interior and exterior areas.
- Implementing a preventative maintenance schedule for all equipment, adhering to manufacturer guidelines.
- Supervising plumbing, electrical, carpentry tasks, and special projects as needed.
- Maintaining accurate inventory levels for supplies and materials.
- Overseeing janitorial services and grounds maintenance to uphold property standards.
- Conducting thorough inspections of buildings and grounds, scheduling necessary maintenance work.
- Coordinating with third-party vendors to ensure quality service delivery.
Qualifications:
- A minimum of three years' experience in maintenance roles, including plumbing, electrical work, carpentry, and general building operations.
- Experience in customer service is essential.
- Proven ability to lead and manage third-party contractors and maintenance staff.
- Strong organizational and planning capabilities.
- Basic proficiency in Microsoft Word and Excel.
- Familiarity with Yardi software is advantageous.
- Uniforms will be provided as part of the role.
