Job Overview

Birchstone is seeking a skilled Maintenance Technician to join our team. As a key member of our maintenance team, you will be responsible for preparing apartments for new residents according to company standards.

This role requires a strong attention to detail and the ability to work independently, as well as collaboratively with the service manager and other team members. You will be responsible for executing basic maintenance and repair work, completing service requests, and assisting with special projects.

Key Responsibilities:

  • Meet with the Service Manager daily to review make readies, service requests, and required repairs.
  • Complete make-ready service requests, including repairs, improvements, and preventative maintenance, ensuring code compliance.
  • Execute make-ready checklists within budget and 5 business day make ready time frame, completing all required repairs and improvements to apartments prior to resident move-in.
  • Support cost-cutting and expense control initiatives through repairs rather than replacements when possible.
  • Walk and inspect the community daily, ensuring physical aspects and appearance meet or exceed Birchstone standards.
  • Maintain grounds, common areas, and amenities.
  • Change locks as needed and ensure gates are in proper working order.
  • Assist in maintaining grounds and trash pick-up, pressure wash breezeways and pool areas, and paint curbs/signs/exteriors as needed.
  • Ensure apartments are prepared for inspections.
  • Complete and submit appropriate paperwork and reports timely and accurately.
  • Manage inventory of tools, equipment, supplies, and spare parts needed to complete work orders.
  • Assist with the implementation of corporate and area/region-specific maintenance initiatives.
  • Provide support and assistance in the execution of special projects and assignments, including capital improvement projects.
  • Attend regular meetings with the Service Manager and act as a resource to community team members for maintenance-related matters.
  • Work on-call shifts/schedules to assist with both resident and community emergencies.
  • General cleaning as needed.

Requirements:

  • High School Diploma or Equivalent is required.
  • Six (6) months of work experience or training in maintenance is required.
  • Previous work experience in multi-family property maintenance is preferred.
  • Working knowledge of and experience in drywall, electrical, carpentry, flooring, plumbing, painting, appliances, HVAC, and lock change is required.
  • Experience in capital improvement projects and remodeling is preferred.

Licenses & Certifications:

  • HVAC type 1 and type 2 certifications are preferred; Certified Apartment Maintenance Technician (CAMT) certification is preferred.

Knowledge & Skills:

  • Must possess demonstrated effective written and verbal communications skills.
  • Strong interpersonal skills.
  • Ability to work independently and in a team environment.
  • Innovative approach to problem-solving and troubleshooting; ability to devise creative solutions.
  • Excellent time management skills; ability to work well under pressure and meet deadlines.
  • Ability to effectively manage multiple projects simultaneously.
  • Ability to prioritize tasks.
  • Organizational and planning skills; attention to detail.
  • Working knowledge of OSHA regulations as well as city, state, and federal codes.
  • Analytical skills.
  • Proficient with Microsoft Office Suite or related software; possesses general computer skills.
  • Proficiency with or the ability to quickly learn Entrata software and/or other Property Management and supplemental maintenance software solutions.
  • Ability to work varying hours and promptly respond to emergency situations.
  • Bilingual ability in English and Spanish is strongly preferred.
