POSITION SUMMARY

As a Maintenance Technician, you will execute routine and preventative maintenance tasks to uphold the structural integrity of our communities. Your responsibilities will include conducting repairs on homes and buildings, ensuring cleanliness and maintenance of property grounds, facilities, streets, equipment, and various utility systems. Exceptional customer service to both prospective and current residents is a priority.

KEY RESPONSIBILITIES

  1. Maintain the community's aesthetic appeal, ensuring it is welcoming and meets company standards.
  2. Regularly care for common area lawns, including weed control, trimming, planting, and other landscaping tasks.
  3. Ensure daily cleanliness by removing trash and debris from common areas and streets.
  4. Manage the emptying of common area trash receptacles as required.
  5. Perform minor repairs on rental homes and community facilities as necessary.
  6. Keep community facilities such as clubhouses, offices, restrooms, and maintenance areas clean and orderly.
  7. Oversee vacant sites, ensuring they are clean and free of debris.
  8. Conduct inspections of community conditions before and after resident occupancy.
  9. Assist management in supervising service contractors.
  10. Inspect recreational areas and equipment to ensure proper functionality.
  11. Clear snow from community streets, parking lots, and entrances as needed.
  12. Conduct water testing and perform maintenance on well-water systems and sewer systems, including meter management.
  13. Maintain community pools, ensuring chemical levels are tested and adjusted as necessary.
  14. Adhere to safety protocols while performing duties, including safe vehicle operation.
  15. Complete additional tasks and special projects as assigned.

QUALIFICATIONS

The ideal candidate will be reliable, hardworking, and committed to providing outstanding customer service. You should be organized, detail-oriented, and capable of managing multiple tasks efficiently.

  • High school diploma or GED
  • Proven experience in general maintenance and repair techniques
  • Ability to work outdoors in varying seasonal conditions
  • Valid driver's license
  • Basic knowledge of plumbing, electrical systems, and grounds maintenance
  • Proficient in using hand tools, power equipment, and commercial machinery
  • Capability to lift at least 50 pounds
  • Ability to produce clear written reports
  • Strong ability to work independently and collaboratively
  • Basic computer skills, particularly with email and internet
  • Willingness to respond to community needs outside of regular business hours (on-call may be required)
