Estimator Job Description

Lumen Resources is seeking an experienced Estimator to join our team. As an Estimator, you will play a crucial role in supporting the estimating team by preparing complete sections of estimates for construction projects.

Key Responsibilities:

  • Conceptual Estimating: Perform conceptual estimating on civil, architectural, and structural aspects of projects.
  • Quantity Surveying: Conduct quantitative surveys and develop accurate pricing from early project stages through to an approved working budget, GMP, or Lump Sum Price.
  • Project Documentation: Organize project documentation for GMP and Lump Sum Bid delivery methods.
  • Subcontractor Management: Lead comprehensive reviews of subcontractor scopes for civil, architectural, and structural aspects before awarding contracts.
  • Cost Estimation: Collect and present unit pricing data.
  • Estimate Review: Outline clarifications and qualifications within an estimate.
  • Estimate Backup: Provide backup for estimates used in analysis and review.
  • Specialty Item Estimation: Secure cost estimates for specialty items from relevant sources.
  • Indirect Cost Identification: Identify indirect costs and General Condition items in estimates.
  • Unit Pricing Application: Apply knowledge of unit pricing and material/labor components to estimates.
  • Subcontractor Relationships: Build and maintain relationships with subcontractors and suppliers to ensure competitive pricing.
  • Manpower Estimation: Produce manpower estimates that align with the construction estimate.
  • Estimate Package Assembly: Assemble a complete estimate/bid package breakdown using input from team members.
  • Estimating Protocols: Establish estimating protocols for specific documentation types.

Qualifications:

  • 5+ years of relevant experience, with a focus on multifamily construction.
  • Strong verbal and written communication skills.
  • Excellent interpersonal, negotiation, and conflict resolution abilities.
  • Strong organizational skills and high attention to detail.
  • Proven time management skills with a track record of meeting deadlines.
  • Strong analytical and problem-solving capabilities.
  • Ability to prioritize tasks effectively and delegate when necessary.
  • Demonstrated integrity, professionalism, and confidentiality in all actions.
