KEY RESPONSIBILITIES

• Conduct interviews with potential residents to gather information and assess their needs and qualifications.

• Guide prospects through model and vacant apartments, discussing room sizes, layouts, available amenities, and lease terms.

• Ensure consistent follow-up with potential residents.

• Process applications for approval in accordance with established policies and procedures.


• Create marketing materials, present to clients, and liaise with internal teams.


• Mentor Leasing Consultants.

• Schedule move-ins and complete all necessary lease documentation with prospects.

• Conduct pre-move-in inspections to ensure readiness.

• Follow up with new residents post-move-in.

• Regularly inspect property conditions and coordinate necessary maintenance.

• Plan and execute resident events.

• Address resident requests and complaints in a courteous and efficient manner.

• Manage all marketing responsibilities, including market surveys, outreach initiatives, and social media engagement.


• Exhibit a creative mindset with the ability to think innovatively.


• Develop and implement unique marketing strategies and campaigns to promote our services.

• Demonstrate effective time management skills.

• Assist in distributing resident notices.

• Weekend availability is required.

• Adhere to all company policies, including safety and Fair Housing regulations.

• Perform other duties as assigned.

WORK HOURS:

This position typically requires 40 hours per week. Work hours may vary by site, but standard hours are generally from 9:00 AM to 6:00 PM, Monday through Friday, with Saturday hours from 10:00 AM to 5:00 PM, and Sunday from 1:00 PM to 5:00 PM. Property Leasing Specialists must be available to work weekends as scheduled and must be capable of performing essential job functions independently.

QUALIFICATIONS:
To excel in this role, candidates must demonstrate the ability to perform each duty satisfactorily. The requirements reflect the knowledge, skills, and abilities necessary for success. Reasonable accommodations may be made for individuals with disabilities to perform essential functions.

EDUCATION/EXPERIENCE:

Previous experience in sales, marketing, and customer service is essential for resolving customer inquiries and managing financial records. A high school diploma or GED equivalent is required.

LANGUAGE ABILITY:

Must possess the ability to read, write, and communicate effectively to understand and complete legal documents, articulate apartment features, and respond to inquiries. Proficiency in writing routine reports and correspondence is necessary.

MATH ABILITY:

Mathematical skills are required to perform basic calculations and manage financial records, budgets, and other fiscal reporting.

REASONING ABILITY:

Ability to apply sales techniques, such as generating leads, conducting presentations, qualifying prospects, and closing sales. Must be able to understand and follow instructions provided in various formats and handle problems involving multiple variables in standardized situations.

COMPUTER SKILLS:

Proficiency in word processing, property management software (preferably Yardi), and spreadsheet applications is necessary for completing reports and documentation. Must be adept at using the internet for marketing and sales purposes, including search engines and website navigation.

CERTIFICATES AND LICENSES:

Industry certifications are preferred. A current valid driver's license is required.

SUPERVISORY RESPONSIBILITIES:

This position does not have supervisory responsibilities.

They should be able to operate golf carts at properties where applicable, walk extended distances, and navigate stairs daily.

Property Leasing Specialists must be capable of pushing, pulling, lifting, carrying, or maneuvering weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Routine local travel may be necessary for training, market research, or other responsibilities related to this position.
