A Day in the Life of a Groundskeeper

  • Begin your day at 8 AM, ready to collaborate with a friendly and diligent team that takes pride in their responsibilities.
  • Conduct regular inspections of the community to clear litter, debris, and pet waste.
  • Maintain cleanliness in all common areas and amenities consistently.
  • Prepare vacant apartments for the make-ready process by removing trash and leftover items.
  • Ensure grounds equipment is maintained in safe working order.
  • Enjoy a one-hour lunch break.
  • Utilize various landscaping tools and equipment, including hedgers, trimmers, and blowers.
  • Perform cleaning and pressure washing across the property.
  • Keep all supply and work areas organized and tidy.
  • Complete minor service requests as directed by your supervisor.
  • Deliver professional and courteous service to residents at all times.
  • Wrap up your day by clocking out at 5 PM.

Qualifications for Success

  • High school diploma or GED.
  • Prior experience in groundskeeping, porter, or facilities roles.
  • Effective communication skills with office and maintenance teams.
  • Availability for emergency calls and weekend shifts.
  • Valid driver's license is required.
  • Basic computer proficiency and strong written and verbal communication skills.

Physical Requirements

  • Must have the strength, stamina, and mobility to perform physical tasks, including using machinery and climbing ladders.
  • Ability to read printed materials and computer screens, and distinguish colors in wiring.
  • Must be capable of hearing and speaking to communicate effectively in person and over the phone.
  • Frequent walking in operational areas to identify issues or hazards is necessary.
  • Finger dexterity is required for data entry and operating tools.
  • Ability to bend, stoop, kneel, reach, and inspect work sites.
  • Must be able to lift, carry, push, and pull materials weighing up to 50 pounds or more with or without assistance.

Work Environment

  • Groundskeepers work outdoors in environments with moderate to loud noise levels.
  • Exposure to varying temperatures and weather conditions, including rain and snow.
  • Potential exposure to chemicals and mechanical hazards.
  • Groundskeepers are expected to interact courteously with residents and staff while adhering to all policies and procedures.

Schedule: Tuesday to Saturday, 8 AM to 5 PM with a one-hour lunch break.

Compensation: Starting pay ranges from $21 to $24 per hour, depending on experience.
