We are seeking a skilled Maintenance Operations Director to join our team at LURIN Management Services LLC.

About the Role:

The ideal candidate will have a proven track record in maintenance management, with expertise in supervising teams and coordinating daily activities. A strong background in HVAC, plumbing, electrical work, and household appliance repair is essential. The successful candidate must be able to effectively manage budgets, prioritize tasks, and ensure timely completion of work orders. Strong communication skills are also crucial for maintaining excellent customer service and working closely with colleagues.

Key Responsibilities:

  • Supervise and coordinate the activities of maintenance staff and contractors engaged in repairs and renovations.
  • Plan and implement preventive maintenance programs, scheduling inspections and major projects in collaboration with other departments.
  • Conduct regular safety meetings with staff to promote a safe working environment.
  • Review and recommend purchases of maintenance supplies, as well as develop procedures to improve property performance.
  • Assist contractors in planning and resolving issues with on-site projects, including interior renovations and equipment installations.
  • Monitor maintenance budgets and provide input for annual budget preparation.
  • Evaluate maintenance team performance, ensuring timely completion of work orders according to specifications.
  • Possess the ability to complete work orders in areas such as plumbing, electrical, HVAC, pool maintenance, etc.
  • Maintain accurate inventory records of equipment and supplies.
  • Ensure apartments meet make-ready standards.
  • Provide exceptional customer service experience.
  • Communicate regularly with Community Directors regarding ongoing maintenance issues or resident concerns.

Requirements and Qualifications:

  • Bachelor's degree in a related field (e.g., facilities management, engineering). Equivalent experience may be considered.
  • Minimum 5 years of experience in maintenance management or a related field.
  • Proven expertise in HVAC, plumbing, electrical work, and household appliance repair.
  • HVAC or EPA Type II Certification required.
  • CPO Certification preferred.
  • Ability to work flexible hours, including weekends and special events.
  • Valid driver's license.

Compensation and Benefits:

The anticipated annual base compensation range for this position is $54,080-$58,240. We offer a comprehensive benefits package, including medical, dental, and vision insurance, a 401(k) plan, paid time off, and competitive market pay.
