This is an exciting opportunity to join the Gumenick Management Company LC team as a Senior Property Operations Manager. We are seeking a highly skilled and experienced professional to lead our property operations and ensure seamless execution of our strategies.

As a Senior Property Operations Manager, you will be responsible for overseeing the day-to-day operations of our properties, including financial reporting, accounting, market analysis, safety and maintenance, office administration, and management accountabilities.

Key Responsibilities:

  • Assist in making the annual operating budget and approve invoices
  • Create weekly, monthly activity reports and use Yardi to coordinate profit & loss statements, leasing summaries, advertising activity, etc.
  • Maintain awareness of market/industry conditions & trends and make recommendations for cost effectiveness & income enhancements
  • Monitor physical condition of all units, common areas, & fixtures and make budget recommendations for improvements
  • Solicit bids for contract services and oversee vacancy status documentation
  • Ensure compliance training on fair housing laws for all associates and supervise all on-site associates
  • Hire, promote, and terminate staff members as needed

Requirements:

  • Bachelor's Degree in Management or related field and 5 years property management experience OR 7+ years experience in property management or combination of education and experience
  • Supervisory experience as well as strong administrative and financial ability
  • Proficient in Microsoft Office and possess superior problem-solving skills
  • Excellent written & oral communication skills and a team player

We offer a competitive salary of $$$90,000 - $110,000 per year, depending on experience, plus excellent benefits, including health, dental, short and long-term disability insurance, 401(k) matching, and paid time off.
