Job Summary:

The Facilities Maintenance Technician will be responsible for assisting the Facilities Manager with the maintenance and repair operations in a set of commercial buildings in and around the greater Raleigh area. This includes performing routine maintenance tasks, supporting senior technicians in conducting property inspections, and implementing preventive maintenance tasks as directed by senior staff.

Key Responsibilities:

Assist in performing routine maintenance tasks across GAM portfolio properties, such as repairs and system checks.
Support senior technicians in conducting property inspections by gathering data and reporting on visible issues.
Help implement preventive maintenance tasks as directed by senior staff.
Provide support during property improvement projects.

Vendor and Contractor Management:

Coordinate with subcontractors under the guidance of senior staff to ensure work is completed on schedule.
Assist in the day-to-day communication with service providers, ensuring all necessary information is relayed.
Monitor service quality and report any issues to senior maintenance staff.

Safety:

Ensure that safety protocols are followed during maintenance tasks.
Conduct basic safety checks (e.g., fire extinguisher checks) and report findings to senior staff.
Participate in safety drills and training sessions to learn emergency preparedness and response procedures.

Customer Service:

Handle tenant maintenance requests by completing repairs or escalating more complex issues to senior technicians.
Prioritize and complete work orders as directed, ensuring prompt and efficient service.

Documentation and Reporting:

Maintain logs of daily maintenance activities and report any recurring issues.
Assist in the preparation of maintenance reports by providing accurate data and observations to senior staff.

WRBCO Support:

Perform routine upkeep tasks for WRBCO Office and grounds, such as cleaning and repairs.
Assist in the upkeep of WRBCO Vehicle Fleet by performing maintenance tasks like checking fluid levels and tire pressure.
Support senior staff in coordinating tool and equipment repairs or replacements.

Requirements:

High School Diploma or GED required.
Associates degree or 2+ years' experience in project management, certificate in trade school or equivalent work experience related to project management, vendor management, facilities and/or maintenance.
A valid North Carolina driver's license.
Previous experience preferred.

Physical Requirements:

Must be able to ascend and descend ladders, scaffolds, stairs and work in confined spaces and in proximity to loud equipment.
Must be able to lift and carry or otherwise move 50 pounds regularly.
Must be able to move safely over uneven terrain or in confined spaces.
Must be able to wear personal protective gear most of the day.
Must be able to work outdoors in extreme weather.
