Position Summary

The Maintenance Technician, under the guidance of the Maintenance Supervisor or Community Manager, plays a crucial role in maintaining the property’s integrity and functionality. This position requires adherence to OSHA (Occupational Safety & Health Administration) standards and company safety protocols at all times. The ideal candidate will demonstrate strong attendance, effective communication skills, and the ability to foster positive relationships while maintaining a professional demeanor.

Key Responsibilities:

This description outlines primary responsibilities but does not encompass all tasks required for this role. Additional duties may be assigned by your supervisor.
  • Adhere to OSHA standards and company safety policies.
  • Engage in ongoing safety training as mandated by company and/or state and federal regulations.
  • Conduct hazard assessments prior to initiating tasks.
  • Utilize appropriate safety gear when exposed to mechanical parts, chemicals, or adverse weather conditions.
  • Possess comprehensive knowledge of property maintenance needs and have the necessary tools for job completion.
  • Maintain accurate records for preventive maintenance, work orders, inspections, and inventory as per company guidelines.
  • Participate in an emergency standby schedule for after-hours coverage.
  • Perform routine maintenance on equipment following manufacturer guidelines.
  • Conduct inspections of all units and common areas, executing repairs and cleaning as per established procedures.
  • Uphold the grounds according to the maintenance schedule.
  • Provide training to colleagues or staff from other locations as required.
  • Maintain regular communication with supervisors, both verbally and in writing.
  • Report any unusual incidents concerning the property or residents.
  • Ensure compliance with uniform standards and maintain a professional appearance.
  • Stay informed about contractual obligations related to maintenance and communicate any vendor compliance issues to the Community Manager.
  • Troubleshoot and repair systems, including light electrical and plumbing tasks, while adhering to safety regulations.
  • Prepare vacant units for re-occupancy through cleaning and maintenance tasks.
  • Assist with custodial duties in common areas.
  • Maintain and repair amenities such as pools and fitness equipment.
  • Support team members as needed, demonstrating flexibility in responsibilities.
Knowledge, Skills, and Abilities:
  • Proficient in HVAC systems and troubleshooting.
  • Ability to read and follow service requests and complete reports as required.
  • Familiarity with manuals and safety instructions.
  • Ability to work under time constraints and complete tasks efficiently.
  • Possess necessary tools and equipment for multi-family apartment maintenance.
  • Willingness to take on additional responsibilities as needed.
  • Proficient in English communication.
  • Travel independently for property-related business as required.
  • Basic computer skills.
  • Effective communication with coworkers, residents, and vendors.
Education and Experience:
  • High School Diploma or equivalent with prior experience preferred.
Physical Requirements:
  • Ability to lift and carry up to fifty (50) pounds safely.
  • Capability to move large appliances using appropriate equipment.
  • Proficient in using hand tools and power tools safely.
  • Ability to ascend and descend ladders unassisted.
  • Tolerate exposure to various environmental conditions.
  • Must be able to access all areas of the property, regardless of conditions.
  • Frequent physical activity including walking, standing, bending, and climbing.
