The Onsite Community Manager plays a pivotal role in ensuring the smooth operation of the community. This position reports directly to the Portfolio Manager and involves significant interaction with residents, committees, and board members.

Key Responsibilities:

  • Maintain comprehensive records in both physical and digital formats, including property and homeowner documentation.
  • Implement and oversee community policies while facilitating effective communication among residents.
  • Supervise maintenance staff and manage general repair tasks, including:
    • Basic carpentry and repair work
    • Landscaping and lawn care
    • Drainage and painting tasks
    • Drywall repairs as necessary
    • Basic vehicle upkeep
    • Gutter maintenance
    • Understanding of roofing issues
    • Pest control measures
  • Ensure compliance with contracts and oversee contractor activities, including drafting specifications and assisting in the bidding process.
  • Coordinate and communicate project updates effectively.
  • Address maintenance requests promptly, prioritizing emergencies and reporting any unresolvable tasks to the Portfolio Manager.
  • Oversee security systems and access controls.
  • Conduct property inspections and assist with insurance claims as needed.
  • Participate in board meetings and address resident concerns.
  • Maintain budgetary compliance and assist in annual budget preparations.
  • Respond to on-call emergencies as required.
  • Prepare monthly management reports and other documentation as directed by the Portfolio Manager.
  • Perform additional duties as assigned.

Qualifications:

  • Proven project management abilities.
  • Understanding of contract and client management.
  • Previous supervisory or onsite management experience is preferred.
  • Proficient in Microsoft Office Suite and relevant applications.
  • Basic skills in carpentry, plumbing, electrical work, drywall, and painting.
  • Ability to work independently and collaboratively.
  • Strong troubleshooting and problem-solving skills.
  • Effective verbal and written communication skills.
  • Initiative and a commitment to continuous improvement.
  • Ability to work respectfully with residents and colleagues.
  • Basic knowledge of technology, including smartphones and email.
  • Commitment to safety and proper handling of materials and tools.
  • Ability to delegate tasks and ensure completion.
  • Capability to mentor and motivate team members.
  • Regularly assess property conditions for maintenance needs.
