Key Responsibilities:- Collaborate with the on-site Manager to identify and fulfill the maintenance needs of the facility.
- Oversee a wide range of maintenance tasks across common areas and facilities, including initiating and managing large-scale maintenance projects.
- Provide leadership and guidance to the maintenance team, ensuring effective performance and teamwork.
- Conduct general maintenance and repairs on various systems including pools, electrical, HVAC, plumbing, and recreational areas.
- Assist in managing maintenance-related activities and capital improvements for the assigned property.
- Support team leaders in implementing policies and procedures for property maintenance and upkeep.
- Ensure compliance with all relevant codes, permits, and safety regulations.
- Manage preventive maintenance schedules, including performance tracking and record-keeping.
- Coordinate with the maintenance team to prepare facilities for special events and meetings.
- Develop scopes of work for minor improvements and solicit bids from qualified contractors.
- Build and maintain relationships with vendors, negotiating pricing and managing the approved vendor list.
- Act as the primary contact for emergency maintenance issues during evenings and weekends.
- Perform other related duties as assigned.
- Combination of education, training, and experience demonstrating the ability to fulfill the responsibilities outlined.
- Knowledge of maintenance methods and practices across various trades, including carpentry, HVAC, plumbing, and electrical work.
- Strong leadership skills with the ability to manage staff and vendors effectively.
- Proficient in using hand and power tools, reading blueprints, and identifying service needs for external contractors.
- Excellent communication skills, both verbal and written, with the ability to maintain effective working relationships.
- Detail-oriented, dedicated, and possessing a positive demeanor, especially in resident-facing situations.
- Experience with Microsoft Word, Outlook, and Excel; ability to learn new software systems.
- Familiarity with budget management and reserve studies.
- Valid driver's license required.
- Work involves both indoor and outdoor settings.
- Physical stamina to stand for extended periods, climb, bend, and lift over 25 pounds.
- Ability to navigate crowded and confined spaces, as well as uneven surfaces.
- Capability to work in varying weather conditions and utilize ladders safely.
- Must be comfortable using various manual and power tools.
- Work may be performed independently or as part of a collaborative team.
