Position Overview:

The Facilities Maintenance Operator plays a crucial role in ensuring the efficient operation of various building systems. This position involves troubleshooting and repairing essential infrastructure, including high-pressure boilers and chilled water systems, as well as managing potable water systems and pumps. The operator is responsible for monitoring and recording operational conditions using meters, gauges, and automatic recording devices, including low voltage and pneumatic controls. Additionally, the role includes overseeing Air Handlers and maintaining optimal room temperatures and airflow in different spaces, along with a solid understanding of Cooling Towers.

Key Responsibilities:
  • Perform preventive maintenance tasks and coordinate with Facilities Management team members to ensure seamless operations.
  • Education Requirement: A high school diploma, GED, or equivalent is preferred.
  • Licensing: Candidates must possess an Arkansas State Board Boiler License or be willing to obtain it within the first year of employment.
  • Experience: A minimum of two years in building or facilities maintenance and/or HVAC is preferred.

Essential Skills:
  • Proficient in maintenance repairs, with a strong understanding of safety protocols and the safe operation of maintenance equipment.
  • Ability to coordinate repairs and communicate status updates to relevant parties.
  • Strong troubleshooting skills to identify root causes of operational issues and effectively repair equipment or systems.
  • Capable of providing clear, detailed, and accurate information on work orders and preventive maintenance documentation.

Additional Duties:
  • Complete maintenance tasks, including both preventive and corrective work orders.
  • Maintain cleanliness and functionality of facility areas, including patient rooms and common spaces.
  • Keep accurate records and update CMMS documentation, maintenance logs, manuals, and PM logs.
  • Regularly report to supervisors on operational conditions, safety, and daily activities within the facility.
  • Participate in daily team meetings to discuss ongoing operations and improvements.
This position is structured for a bi-weekly schedule of 80 hours.
