Job Description

Turner & Townsend is seeking a highly skilled Senior Construction Manager to support a large-scale, ground-up manufacturing construction project. The successful candidate will be responsible for all aspects of project delivery, from inception through to commissioning.

Key Responsibilities
  • Site Development: Coordinate with the general contractor and architect/engineer services provider for all construction-related activities, including site layout/design, infrastructure, and site utilities.
  • Constructability Reviews: Conduct reviews of designs to identify risks to project cost and schedule, and prepare reports.
  • Project Team Leadership: Lead the Turner & Townsend site project team under the direction of the client.
  • Team Collaboration: Work well within a team and liaise with external vendors, architects, engineers, suppliers, and the General Contractor.
  • Construction Management: Possess in-depth knowledge of construction management in commercial building applications, including applicable building codes and standards.
  • Safety and Health: Have a strong working knowledge of safety in design and health and safety regulations as they apply to commercial building construction sites.
Design Phase Services
  • Minimum Functionality Case: Support the development of the Minimum Functionality Case and identify enhancement opportunities.
  • Value Engineering: Contribute to Value Engineering efforts, including selection, coordination, comment follow-up, and verification.
  • Long-Lead Items: Assist in identifying long-lead items and provide input/feedback/research related to construction market conditions.
  • Request for Proposal: Assist in preparing the request for proposal for the general contractor and commissioning agent procurements.
  • Success Criteria: Assist in establishing the success criteria for the project construction, including schedule, cost, technical, and quality performance parameters.
  • Design and Construction Drawings: Review design and construction drawings against project requirements and for constructability issues and concerns.
  • Risk Identification: Participate in risk identification and mitigation planning for cost and schedule risks.
  • Baseline Schedule: Assist in developing the baseline schedule and provide regular progress updates on all activities.
  • Criticality Assessment: Participate in Criticality Assessment to identify critical aspects of design and construction that may require owner witness/hold points and oversight of inspection, testing, and acceptance.
Construction Phase Services
  • Interface with Authorities: Participate in interface with local authorities having jurisdiction, developers, municipal utility districts, etc., on issues regarding site development.
  • Product Data Submittals: Participate in review of Product Data Submittals in coordination with technical reviewers.
  • Commissioning Plan: Coordinate with the Commissioning Agent during development of the Commissioning Plan and execution of the Plan.
  • Project Submittals and RFI: Review project submittals and RFI.
  • Construction Phase Activities: Provide oversight of the general contractor during construction phase activities, including regular site visits and review of construction work.
  • Construction Status Meetings: Attend daily construction status meetings and Owner, Architect, Contractor meetings as scheduled.
  • Construction Progress: Review and report on the overall construction effort and progress.
  • Project Schedule: Evaluate the project schedule with relation to actual field production.
  • Cost and Scheduling: Coordinate with Cost and Scheduling representatives for project reporting and dashboard updates.
  • Project Documentation: Coordinate with the Document Controller to ensure project documentation is loaded into the client system of record.
  • Observation and Issue Tracking: Support observation and issue tracking/resolution and punch-list, coordination with A/E.
  • In-Process and Final Inspection: Support In-Process and Final Inspection and Test activity conducted by the GC and Commissioning Agent.
