Job Overview:
As a Facilities Maintenance Technician, you will be responsible for executing both preventative and corrective maintenance tasks within our residential community. This includes a variety of general maintenance requests and tasks related to HVAC systems, carpentry, electrical work, plumbing, painting, and appliance repairs.
Effective communication with residents, guests, and team members is essential, and you will be expected to operate safely while adhering to established safety and operational standards. On-call duties will be part of your responsibilities.
Key Responsibilities:
The Facilities Maintenance Technician should possess the skills to install, repair, and maintain various systems and components in a professional manner.
Responsibilities include but are not limited to:
- Building systems including heating, cooling, and ventilation
- Electrical systems such as GFIs, fixtures, circuits, receptacles, breakers, switches, and fuses
- Plumbing systems including toilets, sinks, and disposals
- Appliances such as stoves, refrigerators, washers, and dryers
- Light carpentry and drywall work
- Door and window hardware
- Window screens and blinds
- Wall molding and caulking
- Countertops and cabinets
- Vinyl and ceramic flooring
- Weather preparation and cleanup, including bulk trash removal.
- Cleaning and inspecting common area mechanical and storage rooms as needed.
- Assisting with Make Ready tasks as required.
Professional Experience:
A minimum of one year of experience as a maintenance technician is required, with multifamily experience preferred. Basic knowledge in two or more trades such as electrical, carpentry, plumbing, HVAC, or painting is preferred. Familiarity with appliances is also preferred. A valid driver's license is required.
Education:
A high school diploma or equivalent is preferred. Ability to perform basic mathematical functions accurately is necessary. EPA Universal Certification and Certified Pool Operator (CPO) Certification are preferred.
Computer Skills:
Basic computer and internet skills are preferred, along with the ability to utilize on-site resident management software.
Physical Demands:
Physical requirements may include the ability to lift up to 50 pounds. The team member will regularly be required to sit, stand, walk, talk, hear, and reach using their limbs. Climbing may occasionally be necessary.
Specific vision requirements include the ability to see close and distant objects, perceive colors, and adjust focus. The team member will need to work at a personal computer and must be able to detect auditory and/or visual alarms. Availability for extended or flexible hours, including weekends, may be required.
Learning and Development:
Commitment to ongoing professional development and career advancement through the company's continuing education programs is expected.
Attendance/Travel:
This is a full-time position that may require availability for some nights, weekends, and occasional holidays. Regular attendance and active participation in company functions and events are also required. On-call duties will be part of this role.
