  • Show vacant units utilizing effective marketing strategies.
  • Maintain tenant files and documentation, ensuring readiness for audits.
  • Monitor rental rates of comparable properties in the vicinity.
  • Review all marketing materials for accuracy and relevance.
  • Analyze traffic logs and marketing data to provide current information as needed.
  • Assist with resident and leasing events as required.

Administrative and Maintenance Duties

  • Train new employees on company policies and project-specific procedures.
  • Ensure all lease agreements and renewals are processed accurately and promptly.
  • Complete monthly occupancy and financial reports in accordance with established policies.
  • Collaborate with maintenance staff to address requests swiftly.
  • Ensure property grounds are maintained in a clean and safe condition.
  • Coordinate annual inspections and vendor schedules with maintenance staff.
  • Oversee turnover repairs and ensure compliance with established checklists.
  • Obtain competitive bids for various projects to ensure quality service.
  • Manage inventory and supply purchases effectively.
  • Prepare correspondence and documents as needed.
  • Provide professional and courteous service to residents and visitors.

Resident Engagement

  • Maintain open communication with residents and address their concerns promptly.
  • Develop programs to enhance resident retention and satisfaction.
  • Distribute property-related notices as necessary.
  • Enforce property policies and procedures consistently.
  • Conduct periodic surveys to gauge tenant satisfaction and address recurring issues.

Qualifications

  • A minimum of five years in multi-family residential management, with at least three years in affordable housing.
  • Familiarity with HUD regulations and property management laws.
  • High school diploma or equivalent required.
  • Proficient in Microsoft Office Suite.
  • Strong organizational and time management skills.
  • Experience with Section 8 voucher submissions and property management software.
  • Excellent verbal and written communication skills.
