CandyCo LLC is seeking a highly skilled Facilities Maintenance Manager to join our team. As a key member of our operations team, you will be responsible for ensuring the safety and well-being of our employees and visitors by maintaining a clean and well-maintained facility.
Key Responsibilities- Facilities Maintenance: Oversee the general upkeep of the facilities, including painting, drywall, window washing, and other tasks as needed.
- Vendor Management: Manage relationships with third-party contractors to ensure timely and effective completion of repairs and services.
- Plumbing and Electrical: Maintain facilities plumbing fixtures, including toilets, faucets, sinks, drains, and water heaters, as well as basic electrical knowledge to replace components.
- Scheduling and Tracking: Schedule and track completion of third-party contractor repairs or services, including clogged drains, roof leaks, snow removal, landscaping, and building upgrades.
- Landlord Coordination: Coordinate and maintain working relationships with the landlord to ensure both parties' needs are met.
- Fire Safety and Inspections: Coordinate fire sprinkler annual inspections and perform monthly extinguisher checks.
- Boiler and Backflow Preventor Inspections: Coordinate boiler annual inspections with all involved parties and backflow preventor annual inspections.
- Trash and Waste Removal: Schedule trash and waste removal to production needs.
- Point of Contact: Serve as the point of contact for biweekly grease trap pumping.
- HVAC Maintenance: Maintain HVAC units, including filter changes, coil cleans, proper operation checks, and repairs.
- Garage Door Maintenance: Schedule preventive maintenance and emergency repairs for garage doors.
- Warehouse Coordination: Coordinate with the warehouse to repair or replace dock seals and restraints.
- Coil Cleaning: Conduct routine coil cleaning on condensing and evaporator coils for cooling systems.
- Exterior Door Maintenance: Maintain exterior door seals and hydraulic closers.
- Duct Cleaning: Coordinate annual duct cleaning.
- Maintenance Support: Assist the maintenance department with repairs and new installations.
- Process Development: Create a process for receiving improvement requests, approval, and project completion tracking.
- Experience: Minimum of 3-5 years of experience in a related field.
- Communication: Must be able to read and communicate in English.
- Knowledge: Must possess knowledge of a specific skill set, including HVAC, electrical, plumbing, and carpentry.
- Coordination: Able to coordinate repairs around strict production schedules.
- Project Management: Project management and completion tracking skills.
- Driver's License: Valid driver's license.
- Communication: Excellent communication skills, respectful of others.
- Organization: Organized, detail-oriented, and a can-do, hands-on work ethic.
- Computer Skills: Proficient computer skills with EXCEL, WORD; CAD a plus.
- Equipment Knowledge: Excellent knowledge of related equipment and repair procedures.
- Building Maintenance: Strong knowledge in building maintenance.
- Self-Motivation: Self-motivated, results-oriented, and excellent personal skills.
- CMMS Knowledge: Knowledge in utilizing a CMMS (Computerized Maintenance Management System) a plus.
- HACCP and Safety: Strong background in HACCP, Safety, GMPs, and regulatory Food Safety Audits.
- Flexibility: Must be able to work any hours/days, including Holidays and/or weekends.
- Personal Protective Equipment: Must wear a non-slip resistant work shoe: steel toe when job requires.
- Pre-Shift Routine: Pre-shift stretch and exercises to be performed.
- Personal Protective Gear: Hair restraint, beard net (if needed), and Safety gloves as needed.
- Personal Protective Equipment: All required PPEs are worn properly when working with equipment or chemicals that require personal protection.
- Physical Abilities: Position requires the ability to: stand, sit at a desk, walking around the facility, lifting and carrying equipment parts (up to 50-LBS unassisted), utilizing fine dexterity, reaching, kneeling, crawling, and twisting to inspect equipment.
- Sensory Abilities: Also requires the ability to: see, hear, and communicate with associates as well as others by utilizing professional etiquette.
