Position Summary

The Manager of Facilities Central Utility Services is tasked with overseeing the operational and maintenance functions for the institution's automated boiler systems and steam infrastructure, which provide heating and hot water throughout the campus. This role also encompasses the management, upkeep, and repair of the electric and gas-powered chiller facilities. The individual in this position is responsible for ensuring that all utility systems and infrastructure meet established safety, reliability, cost-effectiveness, and operational standards.

Key Responsibilities and Qualifications

The primary responsibilities of the Manager of Facilities Central Utility Services include, but are not limited to:

  • Overseeing a wide range of tasks throughout the year, including the installation, repair, and maintenance of HVAC systems across the campus.
  • Ensuring prompt resolution of emergency repairs for HVAC systems during non-operational hours.
  • Leading the operation of the campus' Energy Management System (EMS).
  • Managing the electric and natural gas-powered chiller facilities.
  • Interpreting equipment manuals to perform necessary maintenance and services.
  • Diagnosing issues, replacing or repairing components, and making adjustments as needed.
  • Developing Standard Operating Procedures for routine preventive maintenance of boilers and chiller equipment, as well as all campus facilities related to heating and cooling.
  • Maintaining the operational software for heating and cooling systems on campus.
  • Ensuring the Powerhouse and mechanical areas of the campus are safe and visually appealing, including tasks such as painting and cleaning.
  • Training team members to identify faulty operations and report any unusual occurrences.
  • Inspecting and servicing Cleaver Brooks firetube boilers, including replacing gaskets, safety valves, and other components to maintain efficiency and safety.
  • Conducting combustion tests on boilers to monitor fuel usage and carbon emissions for optimal performance.
  • Collecting data and preparing reports to ensure compliance with air quality and operating permit regulations set by the EPA and other relevant agencies.
  • Monitoring pressure, temperature, and draft meters to verify the proper functioning of automatic combustion control systems.
  • Replacing steam traps as necessary.
  • Participating in the annual budgeting process by providing cost estimates for maintenance and utility expenses.
  • Researching and recommending capital improvements related to campus heating, cooling, and utility systems.
  • Tracking energy consumption with the goal of enhancing efficiency and reducing costs.
  • Collaborating with the Director of Sustainability to explore alternative energy solutions to decrease campus energy usage.
  • Coordinating with the Maintenance team for specific repair tasks.
  • Managing all aspects of the HVAC staff, including hiring, performance evaluations, and scheduling.
  • Completing additional duties as assigned.

The ideal candidate will have a minimum of 7 years of experience in an industrial environment, specifically in the maintenance of heating and cooling systems. Proficiency in reading wiring diagrams and instructional manuals, along with troubleshooting electrical issues in various voltage services, is essential. Knowledge of de-aerating feeding water tanks, water softeners, and EMS operations is also required.

Additionally, prior managerial experience is necessary, along with the ability to maintain organized records for water, fuel, chemical, electricity, and natural gas usage. The candidate should be self-motivated and capable of working independently. Experience working with diverse communities is preferred but not mandatory. A high school diploma or GED, along with completion of a craft apprenticeship or equivalent experience, is required; an associate degree in HVAC technologies is desirable but not essential.

Physical Requirements

The physical demands of the Manager of Facilities Central Utility Services include, but are not limited to:

  • Ability to lift up to 75 pounds, bend, reach, kneel, and work in uncomfortable positions for extended periods.
  • Vision capabilities to distinguish color differences.
  • Willingness to wear a respirator.
  • Capability to work from heights, including ladders and scaffolds up to 30 feet.
  • Ability to work in extreme temperatures and damp conditions.
  • Exposure to electrical hazards, hazardous gases, strong solvents, dust, and excessive noise levels.

  • Work performed both indoors and outdoors, potentially during non-standard hours.
