This pivotal role is responsible for supporting the Community Manager in ensuring the operational and financial success of the residential community while exceeding resident service expectations.
The focus will be on leasing, marketing, and enhancing resident retention initiatives.Assist in the management and development of the residential team to foster personal and professional growth, ensuring high levels of employee satisfaction.
Each community location has designated office hours that this position must adhere to in order to maintain effective community operations.Key Responsibilities:
Financial Management:
Assist the Community Manager in achieving budgetary goals by maximizing occupancy and rental rates, managing expenses through inventory oversight, and ensuring timely payroll reporting. Facilitate prompt revenue collection and initiate necessary legal procedures when required. Conduct inspections of apartment units during resident transitions to safeguard the owners' assets. Aid in the accurate preparation and processing of leasing documentation, maintenance requests, rent collection, and financial reporting.
Team Management & Development:
Support the Community Manager in the recruitment of potential on-site staff. Contribute to the overall operations of the community by fostering positive resident relations, addressing resident concerns, and overseeing rent collections.
In the absence of the Community Manager, supervise and motivate the staff, promoting teamwork to achieve shared objectives.
Property Maintenance:
Ensure the property is maintained in a clean, orderly, and well-kept condition.
Conduct daily inspections of both the exterior and interior of the community to ensure curb appeal, maintenance, cleanliness, and adherence to security protocols.
Resident Services:
Maintain high standards of resident satisfaction by ensuring the property meets company expectations. Ensure that a responsible individual is available for emergencies at all times. Accurately prepare and process all leasing documentation, maintenance requests, rent collection, and company reporting. Perform additional duties as required.
Essential Requirements:
Education: High school diploma or GED is required.
Experience:
A minimum of one year of experience in residential management or customer service, or a combination of education and experience.
Physical & Cognitive Abilities:
Must be able to lift, push, and pull up to 40 pounds.
If the position involves driving for company business:
Must possess a valid driver's license and maintain an acceptable motor vehicle record with the company’s insurance provider. Must have reliable transportation and the ability to be insured at standard rates for driving.
Proof of personal auto liability insurance is required when using personal vehicles for company purposes. Candidates will be required to successfully complete a background check and drug screening.
