The Construction Cost Analyst will collaborate closely with the Construction Operations Manager during the pre-construction phase, facilitating the transition from architectural design to construction. Responsibilities include delivering initial project estimates to the Project Manager, assisting with procurement processes, and overseeing construction administration throughout the project lifecycle. While the role is primarily office-based, the analyst will also engage in field observations and meetings with project managers and subcontractors.

Key Responsibilities:

  • Collaborate with internal teams to assess and align scopes of work.
  • Analyze drawings and specifications to determine take-off quantities and material requirements.
  • Prepare comprehensive construction estimates.
  • Develop detailed construction specifications.
  • Solicit bids from material suppliers and subcontractors, ensuring the selection of qualified vendors to maintain cost-effectiveness, reliability, and quality.
  • Assist in resolving pricing discrepancies related to subcontractor job costs and materials.
  • Request shop drawings from vendors and conduct preliminary reviews before distribution to team members.
  • Facilitate a smooth project handoff to the assigned Project Manager at the commencement of construction.
  • Maintain and update cost estimating tools, including databases and spreadsheets, to reflect historical performance and industry benchmarks.
  • Support product research, training, and education regarding new materials, products, or methods.

Qualifications:

  • Bachelor's Degree in a relevant field.
  • Minimum of 5 years of experience in residential or commercial cost estimation.
  • Experience in architecture or construction project management is preferred.
  • Ability to read, analyze, and interpret construction drawings effectively.
  • Strong knowledge of residential building codes and the capability to write detailed construction specifications.
  • Detail-oriented, quality-conscious, and thorough in approach.
  • Able to meet tight deadlines in a fast-paced environment while maintaining attention to detail.
  • Exceptional organizational and planning abilities.
  • Strong verbal and written communication skills.
  • Proficient in Microsoft Office applications, particularly MS Excel.
  • Ability to work independently as well as collaboratively within a larger team.
