Position Overview:

The Maintenance Technician plays a crucial role in ensuring the functionality and safety of our properties. This position is integral to maintaining the quality of living for our residents and involves a variety of tasks aimed at preserving the integrity of the facilities.

Key Responsibilities:

As a Maintenance Technician, your duties will include but are not limited to:

1. Performing repairs and troubleshooting mechanical systems to ensure optimal operation.
2. Restoring vacated units to a condition suitable for new occupants.
3. Conducting thorough inspections related to maintenance, including building and alarm systems.
4. Managing snow and ice removal from all walkways and parking areas.
5. Adhering to the janitorial schedule to meet cleanliness standards.
6. Responding to emergency maintenance calls during weekends, evenings, and holidays as needed.
7. Regularly patrolling the property to identify maintenance needs and ensuring cleanliness in common areas.

Qualifications:

To be successful in this role, candidates should possess:

- A high school diploma or GED.
- A minimum of two years of experience in maintenance or construction.
- Preferred experience as a full-charge residential maintenance technician.
- Introductory supervisory experience and a strong motivation to excel.
- Knowledge of OSHA regulations and EPA certification is advantageous.
- HVAC certification is a plus.
- Flexibility to work on-call for emergencies.
- Proficiency in English for effective communication.
- Skills in plumbing, electrical, and machinery repair.
- Ability to work independently and follow directions.
- Strong troubleshooting and problem-solving capabilities.
- Adaptability to a fast-paced work environment.

Additional Requirements:

- Must possess hand tools and ANSI approved steel-toe shoes/composite footwear.
- A valid Driver's License and reliable transportation are essential.
- Willingness to assist with maintenance at other properties as needed.
- Ability to travel up to 10-20% of the time.
