Job Description

Renewing Management Group is seeking a highly skilled and detail-oriented Maintenance Technician/Work Order Specialist to join our team. As a key member of our facilities management team, you will be responsible for ensuring the smooth operation of our properties by completing resident service requests and providing exceptional customer service to residents, staff, and vendors.

Key Responsibilities:
  • Complete Service Requests: Respond to and complete resident service requests in a timely and efficient manner, including repairs to plumbing, electrical, carpentry, and drywall issues.
  • Ensure 30-Minute Response Time: Respond to emergency service requests and property disasters within 30 minutes, ensuring the safety and well-being of our residents.
  • Perform Daily Inspections: Conduct daily inspections of community grounds to ensure they are clean and well-maintained, including landscaping, bushes, trees, lawn, snow, and trash removal.
  • Turn Vacant Units: Complete make-ready tasks for vacant units, including painting, cleaning, and maintenance, to ensure they are ready for new residents.
  • Complete Maintenance Work Orders: Complete maintenance work orders within 48 hours of input into our property management software and make-readies within 7 days of vacancy.
  • Perform Preventative Maintenance: Complete preventative maintenance activities and update records of those activities to ensure our properties remain in good condition.
  • Maintain Records: Maintain accurate records of maintenance performed in all units and update our property management software accordingly.
  • Provide Excellent Customer Service: Communicate effectively and courteously with residents, staff, and vendors to ensure exceptional customer service.
Requirements:
  • On-Call Availability: Be available on nights and weekends to respond to emergency service requests and property disasters.
  • Great Mechanical Aptitude: Possess a strong understanding of mechanical systems, including appliance repair, plumbing systems, HVAC systems, and electrical systems.
  • Effective Communication: Communicate effectively and courteously with residents, staff, and vendors to ensure exceptional customer service.
  • Self-Directed and Prioritized: Be able to self-direct and prioritize activities to ensure timely completion of tasks.
  • Ability to Work in Adverse Weather Conditions: Be able to work in adverse weather conditions, including extreme temperatures and inclement weather.
Education, Training, and Experience:
  • High School Diploma or Equivalent: Possess a high school diploma or equivalent.
  • 1-3 Years of Work-Related Experience: Have 1-3 years of work-related experience in a maintenance or facilities management role.
  • EPA Universal Certificate: Possess an EPA Universal certificate, preferred but not required.
  • Pools Maintenance Experience: Have experience in pool maintenance, preferred but not required.
Physical Requirements:
  • Constant Need: Constantly perform the following physical activities: walking, standing, on feet, bending, stooping, squatting, kneeling, climbing stairs, pushing, pulling, reaching above shoulder, climbing ladders, grasping, gripping, turning, finger dexterity, writing, lifting, and carrying.
  • Occasional Need: Occasionally perform the following physical activities: lifting and carrying weights exceeding 50 pounds, with assistance from one or more people.
Reasoning Development Requirements:
  • High: Possess high reasoning development skills, including the ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate courses of action.
Supervisory Responsibility:
  • None: This position has no supervisory responsibility.
