Job Overview:


As a Facilities Maintenance Technician, you will be responsible for conducting both interior and exterior preventative and corrective maintenance within our residential community. This encompasses a variety of tasks including general maintenance requests, HVAC systems, carpentry, electrical work, plumbing, painting, and appliance repairs.

Your role will require effective communication with residents, guests, and team members while adhering to safety protocols and operational standards. On-call responsibilities will be part of your duties.



Key Responsibilities:


The Maintenance Technician must demonstrate the ability to install, repair, and manage the following systems and tasks in a responsible and professional manner:


Responsibilities include but are not limited to:
- Building systems including heating, cooling, and ventilation
- Electrical systems such as GFIs, fixtures, circuits, receptacles, breakers, switches, and fuses
- Plumbing systems including toilets, sinks, and disposals
- Appliances such as stoves, refrigerators, washers, and dryers
- Light carpentry and drywall work
- Door and window hardware maintenance
- Window screens and blinds installation
- Wall molding and caulking
- Countertops and cabinets
- Vinyl and ceramic flooring installation
- Weather preparation and cleanup, including bulk trash removal.
- Cleaning and inspecting common area mechanical and storage rooms as needed.
- Assisting with Make Ready items as required.

Professional Experience:
Minimum one year of experience as a maintenance technician is required, with multifamily experience preferred. Basic experience in two or more trades such as electrical, carpentry, plumbing, HVAC, or painting is preferred. A working knowledge of appliances is also preferred. A valid Driver's License is required.

Education:
A high school diploma or equivalent is preferred. The ability to perform basic mathematical functions accurately is necessary. EPA Universal Certification and Certified Pool Operator (CPO) Certification are preferred.

Computer Skills:
Basic computer and internet knowledge is preferred, along with the ability to utilize on-site resident management software.

Physical Demands:
Physical demands may include the ability to lift up to 50 pounds. The team member will regularly be required to sit, stand, walk, talk, hear, and reach using their feet, legs, back, arms, and hands. Climbing may occasionally be required. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The team member will be required to work at a personal computer and must possess the ability to detect auditory and/or visual alarms. Availability to work extended/flexible hours and weekends as needed is essential.

Attendance/Travel:
This position is full-time and may require availability to work some nights, weekends, and occasional holidays. Regular attendance and active participation in company functions and events is also required. On-call duties will be part of this role.
